Yes, I have the equity, but €250,000 was actually my pain threshold, everything above that either has to come out of the money for the house or I have to increase the financing by that amount....neither option is really appealing.

Set a personal pain threshold, offer it and hope it works out. If renegotiation is attempted by VK, see how bold it gets.

I had forgotten to write. Think calmly about what your limit is, offer this number (possibly only 95% of it, so that you can still increase a bit). And you should write your limit on a big piece of paper and hang it somewhere so that you don’t fall into the eBay bidding frenzy...

Here it is still a bargain! In Ingolstadt and the surrounding area, between 500-1000€ per square meter are paid.

The SELLER wants a high price - gladly also from the one who has already paid too much for it. That’s market economy.
