Question about the plot ratio

Hello,

according to the development plan, our 570sqm plot has a floor area ratio of 0.3.
So we are allowed to build 171sqm of it.

If I understand correctly, you are allowed to exceed this number up to a maximum of 0.8 for a carport/garage.

So I would be allowed to build a maximum of 216.6sqm including garage, tool shed, garden shed, etc.?
Does the roof overhang count as well?

Is that correct?

I am asking because a 6m x 9m garage/carport already has 54sqm and then not much would be left for a bungalow.

You are allowed to build a total of 465 sqm, minus the house of 171 sqm you may cover 294 sqm with garage, paths and other stuff. Provided that the 0.8 is correct and I did not miscalculate.



To my knowledge, the roof overhang is counted if it is so many cm (to the best of my knowledge or what I heard is from 50 cm overhang, where it is counted).



Well, you will have to set priorities.
But with an additional 294 sqm, that should be less of a problem.

I mean you are only allowed to exceed by 50% max. up to 0.8, so in my case up to max. 0.45. That would then probably be 256.5 sqm. That [Pflastersteine] belong to it would be new to me...

You are allowed to seal a total of 0.8 of your property - this also includes paving stones, provided they are not permeable to water.

The floor area ratio is 0.3 and not 0.8!

What does "man darf" mean... either it is in the development plan or not?! 0.8 is not 50%
