I can only agree with Koempy, my gut feeling also tells me that the loan amount is too high for your current income. We took out a similarly high amount but had a higher income than you. If I remember correctly, our bank advisor said at the time that, based on his experience, one should spend a maximum of 40% of net income on the installment (which I personally find quite a lot). For example, you would completely exhaust this limit with the intended installment.

As a banker, the financing would be too high for me as well, especially considering that you want children. Then the income decreases and the expenses increase. Unless you put the offspring straight into [Kita] after birth and go back to work full-time - but then I wouldn’t need to have children in the first place.

It is rumored that daycares do have a positive effect on the development of children But even with daycare, €3,500 is not enough for €410K!

That is more than enough for the loan, even if she works part-time.

I also wonder whether the property is even worth over €500,000 at such a low price for the land. At least that would be relevant for the mortgage. Honestly, with that income and being so young, I wouldn't take on such sums, have you already "lived"? After all, money would be a permanent issue, because the house has to be maintained and furnished/under the circumstances. I would aim to increase the income by around €1,000 through further training, then it would be fine.
