Purchasing a semi-detached house affordable or better to continue renting?

Definitely fits. Go for it. And for 35 years you would have to pay the rent as well as the installment. Only your costs can be broken down again for you. Your theoretical monthly surplus does not match the equity, but that does not detract from the whole.

Thank you very much for your answers! The low equity is due to the fact that we only moved into a new rental apartment a few years ago and completely refurnished it, plus a new car, since at that time we only had one and my wife needed one. Of course, that took quite a bit. The good thing about the house is that apart from painting, there really isn't anything to do. Sure, at some point you want to renovate the bathrooms, the roof, the windows... but that's all future music. It will probably be two promotions before these aspects need to be addressed.

The property is located in the northern district of Würzburg, which is a rather expensive region compared nationwide. The price is therefore more than fair.

The apartment we would have moved into would have had 130 sqm, 2 terraces, a garage, a basement, and a garden. The €1300 is justifiable for that.

Then the price relativizes again, and thus both prices, rent and semi-detached house, are rather normal and fit "together".

I would say yes, not much can go wrong. The financing is feasible and the money is not completely lost, but potentially well invested (except for fees, taxes, and so on). So if something unforeseen happens, you remain capable of acting. I could sleep well with that.
