Because €4,500 after housing costs is not enough for a family to live on?
With all due respect, in these income brackets it only depends on how you set your own priorities.

Price estimation is difficult. above all, we do not know what unland from Karlsruhe means. One quick look at Immobilienscout tells me that south of Karlsruhe (for example Marxzell) the houses are significantly cheaper than north of Karlsruhe (for example Stutensee) Take a look at boris and see how high the standard land value of the property is. Then you have a better reference point. We are currently doing a major renovation (everything except the foundations is being renewed) and are at at least 2500 euros per sqm

The household income of €7,500 was before parental leave; it is questionable whether it will remain that high in the coming years. And the €2,500 installment is without renovation/ refurbishment/ attic conversion. Two children's rooms are to be built = more offspring? The purchase price can certainly be paid off in 20 years, but with a house in the prime Swabian age, budget for renovation/ repairs must definitely be planned!

Of course it is enough to live on, and of course it is a question of priorities. We just decided for ourselves that it would be too much for us for housing.

Among other things, it was too risky for us to budget permanently based on the net income. I earn very well and the job is quite secure, but I also don't want to be tied to it (in the sense of: being forced to stay in exactly that job only to afford the house, and not being able to accept a pay cut, etc.). Additionally, like in the OP’s case, there is parental leave (my wife just started again with 10 hours, from August then 20), childcare costs (currently €800 per month in daycare fees for us), and so on.

Forget the energy consultant, because I can already tell you the result. Heat pump and underfloor heating and roof full of photovoltaic panels. If the attic is going to be converted anyway, with skylights/dormers, I would also reroof and insulate. The insulation from back then is pretty useless, especially against summer heat. This means mandatory photovoltaic in BW. Of course, you can still keep the double-glazed windows and also the current electrical system. But do you want to live on a construction site for the next 10 years? If you have everything done by craftsmen, you're looking at €3000/m² and almost a year until you move in.
