Maybe because it seems more likeable? One feels more comfortable there or simply has the contact person on site, which for some means dealing with people they have known since childhood. And what exactly does local bank mean??? We financed with Deutsche Bank. It is basically also "local" and had the best conditions for a model that appealed to us a lot.

As a customer, you have to accept that a Volksbank, Sparkassen, etc. advisor will NOT ALWAYS be there. They can also change jobs, retire, etc. When the loan is fully disbursed, you generally never need a bank advisor again, and questions about special repayments, etc. are outsourced to customer service anyway.

At banks, there are no advisors, only salespeople. Just like with insurance companies and also car dealerships or large electronics stores or telecommunications providers.

Advice is available at consumer centers, from independent fee-based advisors, and perhaps also within the circle of friends, acquaintances, colleagues, or family.

We are financing €240,000. Loan-to-value ratio approx. 70% (about 30% equity). However, we closed in mid-December, when the interest rates were still slightly lower.

30% equity in addition to the incidental purchase costs or of the total amount including incidental purchase costs?

30% of the total amount including incidental purchase costs. However, the incidental purchase costs were very low for us (real estate transfer tax, notary, and land registry altogether under €3,000, no broker), so this does not necessarily weigh heavily. Our plot of land was very inexpensive (rural location) and was initially purchased undeveloped, so the incidental purchase costs were only based on the undeveloped amount and were accordingly really low.
