Dirk, it irritates me that the other plots have the house drawn in grey, but not the access/driveways and parking spaces. Since the houses are now drawn as placeholders, the driveways can’t also be placeholders, can they ? how does the written development plan look? What does it say there? For us, the access was prescribed, but not the location of the parking spaces/carport. Just because the driveway, for example, is prescribed on the right, the garage doesn’t have to be on the right. Turn it once, and it can also be accessed from the left.

This is only the rough guideline or a possible expansion variant. The exact location of the garages and houses will be clarified in the respective building application - it will also be checked that you can actually drive into the garage you plan.

Regarding garages and parking spaces, the textual part states:

In WA1, garages and parking spaces must be constructed within the developable plot area or in the side setback areas, i.e., the areas from the street boundary line up to a maximum of the rear building boundary.

Garages are not allowed in the front yard zone. Exceptionally, in the case of corner plots, deviation on a maximum of one street side is permitted.

The parking space obligation according to §37 para.1 of the State Building Code is increased. The "necessary parking spaces" must be proven in the following number: 2 parking spaces per apartment.

Factor 2.0? Yikes...

But you don't have to apply that 1:1 to cars, trailers/caravans/motorhomes (the latter needs 3 spaces ;)) also take up 'quite a bit' :)

Why factor 2?
We had a regulation: 1 parking space per dwelling unit, 2 parking spaces if larger than 100 sqm, 3 parking spaces if floor plan is 150 sqm.
That makes sense! Especially in traffic-calmed areas, you can’t just park anywhere,...
