Huh, why should I care about the village treasury? There you can immediately see your error in thinking. It’s not just about where you buy, but also about when and especially from whom.

Completely irrelevant. Whether it is a new development area of the municipality or privately owned: for €16.50 you don't even get the development costs. The land itself is therefore simply worthless or the seller practically pays extra. And this certainly affects the value of the house that stands on such a spot.

In our area, there is often only one-sided house development. The municipality doesn't need to invest anything more. This also closes gaps in the development in the village. In smaller communities, this also stops depopulation. The municipalities act against > rural exodus.
Gladly. In new development areas, the price is of course higher.

Thanks already for all the answers, which have given me a lot of input. Honestly: I have no problem with the price per square meter itself. Especially when I see what the city offers for 150 to 170 euros per square meter. A previous writer mentioned earlier that the market situation is currently tailored to many prospective builders looking for a small plot with little or no equity to somehow be able to build. The real estate agent confirmed this to me, and the city is also prepared for it. As for the work, I am not a federal civil servant but a state civil servant. Even a transfer to Kassel for career reasons would be unlikely, and even if it happened: then there would be separation allowance from the state so I can afford a small apartment during the week. The notary appointment is next week, and when such an important event is approaching, you question everything once again.
