Property: Opportunity or Burden?

Dear forum. Quick update: We have bought the property completely without risk, as a financially well-off person from the family circle has committed in the notary contract to buy the property at the purchase price plus incidental purchase costs if we do not need it by a deadline in about five years. Sounds crazy, but that's how it is!

Well then, bottle of sparkling wine out. :)

How do you come to flooding? Kollerschlag is, first of all, 40 km away from Passau and secondly on a height. (approx. 700m above sea level) The only disadvantage I see is that commuters either have 40 km to Passau or 60 km to Linz.
