Just to briefly touch on the topic:

Personally, I would buy. 40 km from Mainhattan with a decent connection will be 99% valuable, with 95% even increase in value. The equity is better off there than in a savings account.

I would only build once I’m certain where the job is heading. Until then, the plot serves two purposes: investment in case the job is elsewhere, building land in case the job is there.

Therefore: Buy! My opinion.

I'll undercut with 16.15 EUR/sqm.. developed gap in an "old" side street (not a new development area) in a 3000-inhabitant community in Upper Lusatia... deep East.

But your house has turned out very nicely, that is the sin of moving to a village already worth it ;-)

So, you guys think it can be done cheaper. Ok, maybe. What do you think is so cheap that there would still be a cent left in the village fund at €16.50/sqm?
Nothing is left, on the contrary, the administrative expenses behind it are a subsidized business. You only do it so that someone still comes to the village, no matter what it costs.

It's 300 meters to the grandchildren's daycare, about 200 meters to the pharmacy, 15 minutes to work, I quickly picked up a document from my own registry office right before work (of course without registration and waiting time). When my new ID card was ready, the employee slipped a note for information into the mailbox on her way home. It's at least 800 meters to the butcher and baker... everyone is addressed by name there! However, life is also dangerous.. because the baker has the most delicious cream-filled doughnuts I've ever eaten ;-). We even have a train station and a small cinema. When my husband wants physio, he crosses the street in slippers. What else is there.. savings bank, post office branch, supermarket, school, nursing homes, 14 clubs, village festival, fishermen's festival, Oktoberfest, bathing lakes, bike paths... and very nice neighbors.. Last year 26 children were born, about the same as the year before.. the daycare is now expanding because it's slowly getting tight.. Greetings from the province.. Steffi
