Since we don’t have a plot yet, the question for us now is how far (or not at all) we can go with the price of the plot.
What do you mean by "can go"? It reads as if there is a large number of available plots in your area.
Usually, it’s more like: there are only a few plots of different sizes with different prices and you have to weigh location and price to decide if it’s right for you.
Which house fits on it comes afterwards!
What if your chosen house doesn’t fit into the development plans?
Well then: you have sniffed around and now have information about prices and trades from the mentioned house building company…

Question: Have you considered the cost traps? Since you have a statement about the earthworks, I assume these are additional to the free foundation slab?
What about other earthworks like drainage or connecting rainwater downpipes to the sewer? Just as an example…
Cross gable, hopefully that includes a window?
Wellness bathroom: refers to the freestanding bathtub and the walk-in shower.
But does not refer to a wellness design… does the included price also cover the plumbing work?
There will very likely also be a bathtub measuring 175/70, so extra costs are to be expected…
Brand-name kitchen: two units of 2.50 and 2.55 meters… a refrigerator with 155 liters A+, dishwasher with A…
A can still be poor, because some appliances only range from A to A+++ nowadays.
The refrigerator is not enough; you want a freezer too… Since you’re in the situation of having bought this brand with the house, you don’t even have negotiation room and will most likely have to pay astronomical prices for an upgraded stove or a pull-out cabinet (a corner cabinet probably won’t be included…) So you can gladly budget another 5-10 thousand.

I read something about 200-liter storage for heating… why do many opt for at least 300 liters?

That puts us at a total house price of €183,398 (incl. heating system (gas condensing boiler), building services, sanitary fixtures, tiles, interior doors, flooring, wallpaper, paint and €2,000 each as a buffer for samples and plan change fees at the architect).
I don’t understand. Does the house company pay you for floor coverings and paint? Also brushes and such???
Additional construction costs:
What about the client-side additional construction costs? Surveying costs, building permit, etc.?
All in all, we are at a house price of €236,300 (incl. ancillary costs). The price also includes all materials, so no further costs are expected there. Unless we upgrade, but even there we built in a small buffer.
What about construction equipment, machinery?
Because of football, I have a very large circle of acquaintances and my father is "Bob the builder", I am less worried and realistic that we’ll manage it, even if not at the pace of the professionals.
I wouldn’t worry about Bob either, but footballers don’t always have time when you want to.
I certainly don’t want to discourage you from building, but there are more items involved in building a house than the salespeople tell you.
And even if they work very customer-oriented, further financial items arise on which the seller has no influence.

You have been advised to first go to a financing consultation and then plan the house according to the budget. In parallel, you can inform yourself at other building companies, calculate prices, compare and start looking for plots.
