Hello everyone,

my wife and I would like to build our own home now. We are currently in contact with a developer who builds individual houses using timber frame construction. We have received an offer. On the one hand, we are interested in whether this is okay and, on the other hand, what costs we need to plan for now. We are building in a new development area.

According to the purchase contract, the following are included in the land price:
- the costs for the initial construction of supply facilities (water, sewer, road) as well as surveying costs and compensatory measures for interventions in nature and landscape, and
- the sewer and water house connections up to approx. 1 m behind the property boundary.

Current plan:
City villa approx. 190 sqm without basement
Double garage 7 x 9 with storage area at the back, insulated garage (not insulated costs 2,000 EUR less)
KFW55 EE, which we achieve according to the statement already with the basic walls without additional work, heat pump and ventilation system with heat recovery
The offer is without own contribution.

What do you think? What additional costs will come up? I have also asked the utility company regarding the house connection. The technical room is located approx. 10 meters from the property boundary. As mentioned, the connections should extend 1 meter into the property, so 9 m distance.

We are laymen when it comes to building and now have to pay even more attention to calculating the costs as accurately as possible.
The plot has 860 sqm, with approx. 1 m slope between the borders left and right.

You say it is a developer. So does that mean the land also comes from him? If yes, the real estate transfer tax will be very high.

Second question. KfW55EE subsidy. Do you collect it or does he?

Otherwise, without a construction service description it is very difficult to say whether it is expensive or not. At first glance, the price looks okay.

The plot comes from us, we bought it directly from the city and have already paid the property transfer tax. The company is only building the house for us. We are applying for KFW55 EE and will also receive it. That means we will get another 26,000 EUR here, so we end up at 550,000 EUR.

I just got the callback from the municipal utilities, electricity costs about 1,500 EUR net up to the utility room. We will still be informed about water in writing. I still have to call Vodafone.

What is, of course, not included yet is the driveway and garden. We are doing the garden and terrace ourselves. We want to have the driveway paved, it is 6 x 5.5m plus a small piece to the front door. What would something like that cost? I know there are different stones that cost differently. Can I roughly expect 6,000 EUR?

We have currently paid that in self-performed work for the terrace plus path. But as you say, it depends on the material. However, it is probably not generous.

The offer looks roughly okay.

The surveying for the house at around 3,000 EUR will probably be added. So far, normally only the property boundaries have been paid.

Some things are hard to assess. Static calculations, building application and energy consultant for 7,000 EUR were significantly more expensive for us.

Wastewater cost us 7,000 EUR. Have you planned for that?

No, not yet. The municipal utilities said on the phone earlier that they are calculating that and will report it to the municipality. I will receive it in writing from the municipality.

What I meant with €6,000 was the driveway. Is that realistic for just under 35 sqm, as long as you don’t use any unusual stones?

I can only tell you what we paid: 1.) Municipal utilities (electricity, fresh water, district heating, fiber optics) 12k

2.) Earthmoving/civil engineering company: 7k for wastewater (sewage and rainwater) The manhole covers were quite far away, though.

3.) 30 sqm paving done by ourselves: 5k
Our quote for having it done was 10k.
However, this is a high-price area.
