Hello everyone,
my wife and I would like to build our own home now. We are currently in contact with a developer who builds individual houses using timber frame construction. We have received an offer. On the one hand, we are interested in whether this is okay and, on the other hand, what costs we need to plan for now. We are building in a new development area.
According to the purchase contract, the following are included in the land price:
- the costs for the initial construction of supply facilities (water, sewer, road) as well as surveying costs and compensatory measures for interventions in nature and landscape, and
- the sewer and water house connections up to approx. 1 m behind the property boundary.
Current plan:
City villa approx. 190 sqm without basement
Double garage 7 x 9 with storage area at the back, insulated garage (not insulated costs 2,000 EUR less)
KFW55 EE, which we achieve according to the statement already with the basic walls without additional work, heat pump and ventilation system with heat recovery
The offer is without own contribution.
What do you think? What additional costs will come up? I have also asked the utility company regarding the house connection. The technical room is located approx. 10 meters from the property boundary. As mentioned, the connections should extend 1 meter into the property, so 9 m distance.
We are laymen when it comes to building and now have to pay even more attention to calculating the costs as accurately as possible.
The plot has 860 sqm, with approx. 1 m slope between the borders left and right.
