Hello everyone,
I would like to share my situation with you in this post – even though it admittedly doesn’t 100% fit here.
We have signed a planning contract with a timber construction company (which handles the planning, organization, construction management, and subcontractor mediation/tendering for us (as a general contractor)). That means they create the planning for us and support us until the approved building application. Afterwards – after the building permit is granted – we will decide whether to start building this year or wait through the winter.
Currently, our planning and organizational approach is that we intend to start the excavation and shell construction work in October.
The following must be said:
It will be a bungalow with a slab on grade (without a basement). We have received a rough turnkey offer with rough estimates for this bungalow from the subcontractors of the timber construction company. Now everyone will probably be pulling their hair out and saying, "Are you crazy, getting everything underway before you even have a ‘fixed price’?" I admit, this is risky and naive. But we are building in a rural area where land prices are low and the reputation of the company (general contractor) is good. Considering communication with the architect, I currently believe I am doing well.
The building application was submitted to the municipality on Tuesday – the neighbors, three of them – did not all sign. They have seen and been presented with the planning – but have not signed because of reservations/fears (which are not outside the Bavarian building code – everything is lawful and legitimate).
Further details gladly on request – whatever is important for you.
But now to my questions:
- When do the material selection meetings take place?
- I am aware that the choice of materials and products used is strongly limited the more “sporty” the house building plan is. Specifically for me, when will I know whether I will get double or triple glazing for the house? Or when will it be decided, for example, whether I get tiles or vinyl flooring? I would find it very annoying if the general contractor doesn’t ask me at all and also doesn’t do a material selection because I said my house may not cost more than XXXX T €.
- How do such material selection appointments usually proceed?
- In the building application we applied for anthracite instead of copper-red roof tiles – is that already “cost-neutral” or do anthracite tiles cost more than the usual copper-red ones?
- As a builder, am I entitled to obtain comparison offers (I would then need the empty bill of quantities), obtain comparison offers, and commission another company?
- In case of doubt, will I even receive the empty bill of quantities from the general contractor for obtaining offers?
- As far as I see, things run somewhat more “unbureaucratically” in the countryside anyway, provided you talk to the architect or the construction company building with us and say “Hey, can we build with Müller instead of Huber?”
What do you think about my questions?
Have you also thought, for example, about the orientation/location of the windows? For example, only the building limits and plot area were checked in our case. The rest was somehow “fate” that our terrace is now oriented southeast.
Some also consider it important to orient themselves by the poles, etc. – was that discussed with you?
Often I get the impression (from hearsay, talking with acquaintances) that everything just passes me by and I am only the “gold and money donkey.”
But everyone knows better anyway when it comes to building – just like with raising children......
