Seriously: while the headline suggests that this is about a project including the financial framework conditions, so far I actually read only about these. Even though we are in the financing section here and this approach is a welcome change, a pleasant break from the "please ignore that this is unaffordable front to back, I just want applause for my phenomenal floor plan" threads, I do miss the object of the project:
At least I have not yet been able to deduce (?), what is actually going to be built here and where: is the currently occupied inherited grandparents’ house to be liquidated and only the sales proceeds included in the construction budget, or is it going to be extended and remodeled, does the plot for a new house already exist, or is there still enough space in the garden?
It at least allows the interpretation that the clock could already have started ticking for such trivial matters as design planning. Money as mortar is all well and good, but you also need a few stones in between to build a house (???)
Sorry, you’re of course right. The actual construction aspect simply gets too little attention in the form. Cross-reference: I had briefly touched on "our story" in the thread "Construction costs are currently skyrocketing." However, I will not present floor plans here, because I have noticed how they get practically torn apart in the forum :-D I personally have lived in a single-family home for 28 years and worked 5 years in industry as a space planner, so let’s skip the floor plan part. But I’m happy to add a few general data about the project for better understanding:
A single-family home (EE40 standard) will be built in solid construction with underfloor heating. The whole thing will be done with a waterproof shell, cold roof as a hip roof, but without a garage. Two full floors plus basement divided into 157 m² living space and 79 m² basement (usable space) will be built on a 300 m² plot in the independent city of Ingolstadt. I bought the plot including the existing house (in which we currently live) from my grandmother in 2018. The existing house will be demolished (no alternative – we extensively assessed the renovation) and we will move out temporarily (already all settled). The demolition will take place this August. The new construction starts in October. The building permit is already one year old. We are in the final stages of detailed planning, then the working plans will follow. Once these are approved, we want to intervene only in case of unforeseen events.
The quality of the equipment (except for part of the building services technology) is rather standard. No large-area corner glazing, panoramic windows, galleries or the like. We even waived a pantry. The heat energy demand is kept as low as possible, aimed at achieving a bit more autonomy: heat pump with buffer tank and photovoltaics for part of the electricity supply as well as a stove with a water jacket for hot water preparation.
