Sorry, you’re of course right. The actual construction aspect simply gets too little attention in the form. Cross-reference: I had briefly touched on "our story" in the thread "Construction costs are currently skyrocketing." However, I will not present floor plans here, because I have noticed how they get practically torn apart in the forum :-D I personally have lived in a single-family home for 28 years and worked 5 years in industry as a space planner, so let’s skip the floor plan part. But I’m happy to add a few general data about the project for better understanding:

A single-family home (EE40 standard) will be built in solid construction with underfloor heating. The whole thing will be done with a waterproof shell, cold roof as a hip roof, but without a garage. Two full floors plus basement divided into 157 m² living space and 79 m² basement (usable space) will be built on a 300 m² plot in the independent city of Ingolstadt. I bought the plot including the existing house (in which we currently live) from my grandmother in 2018. The existing house will be demolished (no alternative – we extensively assessed the renovation) and we will move out temporarily (already all settled). The demolition will take place this August. The new construction starts in October. The building permit is already one year old. We are in the final stages of detailed planning, then the working plans will follow. Once these are approved, we want to intervene only in case of unforeseen events.

The quality of the equipment (except for part of the building services technology) is rather standard. No large-area corner glazing, panoramic windows, galleries or the like. We even waived a pantry. The heat energy demand is kept as low as possible, aimed at achieving a bit more autonomy: heat pump with buffer tank and photovoltaics for part of the electricity supply as well as a stove with a water jacket for hot water preparation.

Yes, especially since the standard land value does not always reflect the actual market value. A plot was sold in the same residential area at the end of last year, even though €1,500/m² was being asked for it.

As long as there are people who pay that, it won't end.

So you are now evading the renovation obligations from the transfer of ownership of an old building by building new? Then you can really skip that exceptionally. Not everyone has the necessary thick skin for the floor plan discussion - but I often read here from people who afterwards gratefully admit that the harsh criticism saved them from some planning mistakes (- but also often that someone expresses joy over details they successfully did not let talk themselves out of here, and which enrich their house from their point of view, no matter how many majorities find them stupid).

In Ingolstadt, there are enough managers who earn 250k plus. There are plenty of people who can easily afford that, no worries ;)

The current house is a timber-frame kit house from the 70s with a leaky basement resting on a strip foundation. It only has 1.5 stories, so according to current standards we are missing, among other things, a children's room. There is an odor here from so-called chlorophenols (I also had to first learn what that is, other kit house owners with 70s houses might now be paying attention), the structural integrity does not allow for an additional story, and in any case everything in the house is a construction site due to decades of deferred maintenance.
So yes, basically your statement applies. Apart from the absolutely family-unfriendly layout of the current floor plan.
