Prepare later prefabricated garage

We are currently looking for a civil engineer for our house on a slab foundation and want to prepare the garage at the same time. The garage will come later because we simply won’t have the money for it. Now I thought it would be enough to simply have the garage area graveled. But I have now read that there are different foundations for different manufacturers, and now I am not sure what we should best have prepared. It should be a 4.3m x 6m garage, but we haven’t thought about the manufacturer yet. The garage is supposed to hold one car, two bicycles, and a small subdistribution. Can I just have a strip foundation put in here and it will fit later, or is it only correct to prepare that if I already know exactly which garage will be purchased?

The same applies to the carport, which is supposed to be on the other side of the house, but a little earlier. We wanted to build that as soon as the house stands and we have more clarity about the finances. No exact one has been chosen here either, but it should be aluminum. Maybe we should already decide on one here and have the bases prepared?

Be careful, at least the site management for the house slab should come from the house provider, otherwise disputes over the proper execution may arise.

It was planned by the architect who works together with our house company and also co-planned the house. We also had it approved just like that. The garage is also only supposed to be placed very close to the house and not connected.





EDIT: Oh, I misunderstood you... The base slab of the house itself comes from our house company; we only have to take care of the groundwork.

Then I wish you lots of fun with the scheduling if the garage is supposed to come later. How is it supposed to be slid under the eaves then?

A friend of ours had a very tight placement directly against the house wall. She did say the delivery person was sweating, but she also had a sloped driveway. I did some quick research and it doesn’t necessarily have to be a prefab garage for me. In an emergency, I would also trust myself to build one with bricks. However, I have come across the pumice stone garages, which apparently sound very good. I will get a quote for those. That would solve the problem.

With a prefabricated garage, this might be difficult because you each get a foundation plan and in my case they also measured again before installation to check if everything fits. There are also cases where three strip foundations are needed, not just two (front and back). 4.3x6, for example, will quite certainly come in more than one part if it is a prefabricated garage. You should definitely think about the height of the finished floor level of the garage. Prefabricated garages often come with a floor slab, and you need to know its height in order to plan the height of the foundation. In my case, the floor slab is thicker than usual due to the slope and extra load, which must possibly also be taken into account.

If you can already narrow down the manufacturer, you can request a sample foundation plan and possibly build according to that.

And if it is done together: please do not pour the foundations for the garage and house in one piece, but keep them nicely separated so that they can settle differently.

If the garage is to be directly attached to the house, drainage is also an issue; the rain should not run down the house wall between the house and the garage.
