Preparation in new construction, field trips in existing buildings - dates, funding opportunities

Hello dear people!

As you know, there are certain government programs that are only applicable to existing buildings. Therefore, you have to wait with the funding application until you live in an existing building that was still a new building a few months/years ago. :)

For certain topics like senior-friendly living with threshold-free, wheelchair-accessible door openings, it’s probably not worth it, but for all programs related to electrification, it probably is. Who can give tips on this? How is this best implemented in terms of timing, accounting, and technical aspects? Actually, our house manufacturer would do "everything from a single source," which unfortunately leads to individual trades not being distinguishable from each other in a factual and documentable way. Using only empty conduits is not enough, and a house manufacturer also wants to be paid for the hardware already installed, while the electrician, who in the end only makes a professional connection, undermines credibility with an invoice that would also cover the hardware in terms of price.

Example: Stairlift, preparation in the new building to be constructed, actual commissioning many months later when Grandma moves in with the family, by the electrician or another craftsman with invoicing.

I can't give you any tips, but I would like to point out: You should find out exactly what „Bestandsbauten“ mean in the sense of the KfW… Even if Grandma moves in only a few months later, your newly built house is not necessarily a „Bestandsimmobilie“. I recently did some research myself and think I read something about 5 years after the building permit… However, I can't find it right now.

Thanks for your assessment, Tina! Of course, I already spoke with the KfW before I asked the question. For the KfW, a building becomes an existing property once it has been occupied. There are certainly other deadlines in the Building Code or warranty law, or in tax law when it comes to depreciation, but for my question it would be enough if someone could give me a tip about the process, also gerne per privater Nachricht. I also believe that the properties must have a certain minimum age for most programs. First occupancy is also a problem.


Less separation can also be better. This way you can partially cover trades or services that are actually not eligible for funding. For example, after new electrical work, plastering must be done. This is often also eligible for funding because it is necessary. Or you can have the invoice created in such a way that the electrical work is expensive, the non-eligible portion cheaper. For the craftsman who does everything from one source it doesn’t matter, but you optimize your funding that way.

Anyway, you are getting lost in the details too much.
First, read the specific programs again carefully.
Which funding programs do you even want to use?

My objection seems to apply at least to the federal funding for efficient buildings.

The OP probably has programs like 159 / 455 in mind. Unfortunately, I haven’t found a definition for “existing property” in this context.
So if the KfW has stated that it becomes an existing property upon moving in, I don’t find this approach wrong at all, since it might still be possible to “get a few extra euros” :cool:
I would actually be interested at this point as well to know if this is somehow feasible...
