Yes, the plan has already been looked at. I understand that it can't be adopted down to the centimeter. But it will not be changed anymore. I just wanted to know with my question what is discussed and planned with an architect. So that we can show up there prepared.

So why the architect then?

He is not a rubber-stamping committee, but he will transform your wishes into a feasible project. Inevitably, new drawings will have to be made since some things shift slightly (for example, WC drain pipes on the upper floor are often forgotten; they don't end in the wall but must somehow be routed through the house to the handover shaft). Suddenly, doors clash with windows, when windows are moved symmetry is lost, and then one thing leads to another... well... until a new floor plan has emerged that only matches your original plan by 50%. You should prepare for that at the first meeting. However, your plan will help you articulate your wishes, so don’t throw it away but bring it along. PS. Show your plan, maybe some weak points will become apparent that can be mentally resolved before you go to the architect. Saves money with the architect!

If nothing is to be changed, then you have nothing more to discuss for the submission planning. However, you are not professionals and usually something is devised that is not always legally and planning-wise feasible. Sockets and the like are only relevant in the execution planning.

Your wishes will be translated into a feasible floor plan on the chosen plot of land. That is the task of an architect – they have studied for many years to ensure that the end result is a reasonably habitable house.

Therefore, you do not need to go to the architect anymore if you are so convinced of your design.

Go to a licensed draftsperson and have the plans drawn directly. For example, you then plan the electrical work with your electrician, possibly the general contractor.

Otherwise, I agree with the previous speakers – post the floor plan and we will tell you whether laypeople can plan as well as well-trained professionals.

Architectural services are the worst approach if you want to contribute your own work.

So far it sounds like: a draftsman and a GU’s stamp guy are enough.

And there it becomes clear why you are not looking for a general contractor. But even for shell construction or “shell plus” there are GCs with whom you can approach such a project.

There is not so much happening in shell construction that a friendship price already makes a big difference. And whether the construction workers are significantly less sloppy if the client is related to the boss, I mark that with a question mark.

Yes, if the windows are already “in place,” the light switches are basically the next detail.

But about “heating” without awareness that this is decided in energy saving regulation times in an overall view including wall construction, etc., one can see some naivety.

At twenty-six, I already had fourteen years of experience in residential planning but for a real house—especially my own—I would have certainly gone to a professional.
