Hello dear community,

we are still in the rough planning phase of our house. I have now also taken the initiative to fire up the PC and create a first own draft.

Important:
We do not have a plot of land yet. This is only a draft to estimate roughly how much space will be needed.

GENERAL
- The house is planned without a basement. Storage space is intended in the garage (approx. 20 m²)
- Heating preferably as a heat pump since no basement (pellets) and I don’t want to be dependent on oligarchs (gas/oil). With heat pump, no chimney.
- Family life should focus on the living-dining area. Therefore, this area is planned somewhat generously
- Windows will of course be added later, but are not included in this first draft :)
- According to the plan, there are approx. 93.5 m² of floor area and 146 m² of living space
- We would like to plan with no or minimal roof slopes (e.g., with a shed roof)
- The furniture already placed corresponds (if available) in size to what we currently have. I wanted to get a feel for the space requirements here.
- The draft was created with SweetHome 3D; if anyone wants to mess around with it or have the draft for themselves, I can gladly provide the file.

DOWNSTAIRS
- Open living and dining area with a view from the couch to the kitchen (so that my wife can cook and I can watch TV (joking ^^))
- Kitchen island (as requested by my wife) -> probably needs to be wider..?
- Separate entrance area (to have a buffer for cold/warm air)
- The toilet is unfortunately somewhat awkwardly built (in terms of walls) because otherwise I don’t get a door into the guest room... But I don’t really know how else to solve it
- Extra wall between the technology room and utility room? In my opinion, this makes sense to have a better separation and to be able to place more shelves :)
- Possibly makes sense to move the stairs forward by 20 cm..?
UPSTAIRS
- 2 bathrooms (master bathroom/kids’ bathroom)
- Dressing room for my wife
- Minimalistic hallway (in my opinion a waste of space)
- No door needed between master bedroom and dressing room

So now you may tear my draft apart and accuse me of all the things I haven’t thought of :D . But I am also very grateful for constructive criticism. I am an amateur and have certainly not considered some points (distances, sizes, ...)

Thanks a lot in advance!

redo... staircase hardly works like this.. or do you want to come out in the dressing room or have the start in the utility room? Besides, it seems way too short. Drainage in the children's bathroom is a mess. That's just the rough outline.

I would miss the hallway on the ground floor because you are immediately in the living area, and I personally find it rather negative that the guest WC and guest room also branch off from the living area. Do you really want to be able to see the WC from the dining table? Since you are building without a basement, I would plan for more storage space (also on the upper floor) because where should the vacuum cleaner, ironing board, seasonal clothing, decorations, washing machine, etc. go?

You're of course right about the stairs... I just did copy and paste and didn't consider that you have to come out on the other side...

How long would the stairs need to be approximately?
Currently, it's about 2.20m long.

What doesn't fit with the drainage for the kids' bathroom?

My girlfriend has also said that she might not find the bathroom that great...

The guest room is more like a storage room because I don't see any reason to set up an extra room just for guests who may come 2-3 times a year. I would also hide the vacuum cleaner/ironing board etc. in there. The washing machine goes in the utility room.

depends on the ceiling height and pitch - assume 4 m - then you have 15 steps with a 27 cm tread. WC obviously doesn't work like that either - Din is right there. Much is amiss. From personal experience: redo it, look at model houses - or, as is often advised here, consult a professional.
