Hello & thanks already for the answers!

Fingerhaus is also on our mind, but I do think that Fingerhaus is quite expensive, right?

Why a prefab house.. that’s really a good question. I myself have no knowledge about masonry houses, to be honest. But a friend of mine (an architect) also told me that prefab houses are hardly inferior to masonry houses (in terms of quality). Overall, I have the feeling that it’s easier to plan a prefab house than a masonry house.

I can’t really say more about that

Bau mein Haus simply made a very good impression during the conversation, I hope there is someone else who knows this company and has info for me. We have a meeting with the company at the end of this week.

Best regards =)

You will only have meaningful price comparisons when you get offered the same house from two providers, i.e., you request an offer according to exact, identical specifications both times regarding floor plan, cross-section, roof shape, KfW level, basement, windows, shading (roller shutters, etc.), level of finishing, heating, ventilation system, bathroom equipment, electrical equipment, etc., and then check the two offers for any remaining differences.

I have one really stupid question, but I just can't find any real information about it (but I'm also not really good with the internet).

Regarding the topic of credit..

we currently live in an apartment – so paying off credit and rent at the same time is not possible.

if I get a loan, do I start paying it back immediately? or can you also set a date when you begin to repay?

the point is that sometimes, already in the first months when you don't live in the house yet, you already have to pay bills. and both at the same time is just not possible.

thanks in advance

Regards, Iris

Normally, you pay interest on the portion of the money you have already received for the house construction.

Repayment only begins after the loan has been fully disbursed. Here too, it is often possible to agree on a 1, 2, or 3-month grace period before repayment starts.

...but not about prefabricated houses either. So PH : SH -> 1:1

That doesn't mean that the solid house is the worse choice?!

There are competent architects and home builders for both

Neither can I

Very often, the gut feeling decides. That is also good, since you want to live in the house. One should be open to both and compare the offers. Besides, there are tons of tips and opinions about the two construction methods here in the forum.

What I see here is that the planning phase for solid houses seems to be much shorter than for prefabricated houses because you can simply decide a lot during the construction phase. However, for prefabricated houses, the time from the first groundbreaking to completion is shorter.
