Prefabricated garage or brick garage?

Is there a rule of thumb for the approximate time frame after approval in which the garage should be built?
What happens if the time expires? Does it have negative consequences if I want to get it approved again?

The building application only states garage; therefore, it does not matter what you actually build later, as long as you do not exceed the approved dimensions.

I also see the problem of the access door from the prefabricated garage to the house, even if the construction company currently says it is no problem!

How are the two walls sealed to each other?

That is still the least of the possible problems; the strip foundations often settle because the soil under the garage was not compacted in layers.

Basically only if you additionally purchase, for example, the 5-phase inspection or more from the TÜV or an external expert and clearly communicate your wishes regarding the inspection to them; make sure that the protocols are handed over to you.

However, I do not want to hide that I have already experienced cases with a general contractor (GU) despite so-called expertise where iron according to the structural calculation was "forgotten" to be installed in the attic. You must – when commissioning externally – always make sure that there is no "collusion" with the GU to be commissioned! With small to medium construction sites (BU), which is why I like to work with them, such major mistakes happen very rarely and fortunately only on "extremely bad" days.
