For us, it is at least the case that registering with a real estate agent for building plots is a wasted effort. The majority of available plots are from municipalities where an agent is unnecessary. The few available plots are actually only available through a construction company (with corresponding building obligations). And a small portion is indeed available through an agent, but they have been listed forever and when you look at them, you understand why.

However, I don’t know how it is in your area. Registration also doesn’t cost anything, but I wouldn’t put too much hope in it.

I cannot imagine option d) happening.

All scams. Even registering in some lists at banks or brokers actually brings 0, wasted time. We still received useless brochures from them months later, even though we had previously specified exactly what we were looking for. Apparently, their matching algorithm is not always that precise.

The only thing that really helps is to get a move on. Drive through the villages, talk to people, look for building gaps yourself, check out new development areas, there are often For Sale signs. Go to the municipalities and inquire. They usually have a good overview of where new areas are being developed or where Farmer Schulze is developing and selling a meadow.

With time and effort, you get better and better at it. But still keep an eye on the well-known portals. Many owners don't want a broker and sell privately. So there are some gems here too.

Unfortunately, there are also areas where it is really frustrating. Good plots in Cologne don't stay online for 24 hours, then a developer has snapped them up.

But these great plots from some land pools, we always heard that too. And coincidentally there would also be a suitable one for us, we just had to sign the contract.

Too bad. So we will spend our weekends from now on searching for a property. It is a bit more complicated since Düsseldorf is certainly out of the question for financial reasons, so we first have to get in the car. In addition, our daughter is only 4 months old and her understanding of this pastime will be limited.

If variant d) is not realistic, how does/did it work (as far as you have spoken with construction companies)?

Really a shame that you have to run for your happiness.
Our daughter was 6 months old, we always told her, soon you'll get a big children's room, eventually she understood.
On top of that, we had a stupid car accident.

Find a plot of land yourselves, that’s always best. Then it’s easier to get out of the issue of taxes on house + land.

What helped us was the search in the [Kommunalen Immobilienportal (KIP)]. That also exists for NRW and there you can pretty well "check out" the different municipalities. Often the newest new development areas are also listed there early on.

I just can’t understand why anyone would sign something like that. If they have the plots, they can just sell them with the condition that you also build with them. It’s all just trickery so that the sellers find a sucker again and possibly grab a commission.
