Plot on the northern slope – next steps?

We already have a few ideas for possible building envelope(s).

Yes exactly, my parents live in the house to the north.
The plot slopes 16 meters between 2.8 meters (southwest corner) and 1.8 meters (southeast corner), the values in between are indicated in 4 meter increments.

I'm glad that you basically see a single-family house as suitable for construction.

We will spend a longer time on the plot over the weekend and think about building envelopes & levels, terrace, and parking space.
Especially the sight lines past my parents' house down into the valley are very interesting and should be utilized as best as possible in our house.

How and with what "scope of services" would you initially commission the freelance architect?
Is it mandatory to formally commission HOAI service phases 1-3 right away (which is 24% then) or can you also agree on a "preliminary design" based on our ideas with a fixed flat rate?
One could probably recognize relatively quickly from the preliminary design how well the architect can adapt to the slope and possibly switch architects if you realize he/she is having difficulties.

Slope position, WU concrete and solid wood works. We have that too. We do not have visible wood inside. That’s too much wood for me. Wooden floor, wooden doors, wooden furniture are enough. The painting company regretted it. Mostly they changed the wooden walls and partly the ceilings within the first 5 years. I would plan the open space on the lower floor and sleeping upstairs. Driveway and entrance preferably on the side.

First of all, select the right person before commissioning. Everything becomes clear when clarifying mutual expectations. Don’t just go to the first one, unless you are sure that they fit extremely well.

If at all, I would always commission 1-4 from a colleague, because the building permit planning itself is often a minor effort, but everything beforehand must be eligible for a building permit. Otherwise, you can design a lot when the day is long,... that is also possible here in the forum.

What is crucial first is a room program and not any details or how it is executed. You can still think about the start of construction at the latest.
The construction process is structured that way, which definitely has its charm :)

I had already understood it that way. But then there are arrows afterwards that say something different. A contour line plan is easier to understand than the boxes. There are topographic maps after all. Preferably with the surroundings. Especially of the parents' property.

So if I were to live in your parents' house, I would prefer not to have the southern property built on. I would consider splitting my property and then offering the building plot to the kids in the west.

Otherwise, the property can be developed.

The properties below are probably accessed from below. No heli.
