Please give an honest opinion about our floor plan!!

Show kitchen, because you stand in the middle of the room with your kitchen island!

Yes, kids notice that! At the latest when they are teenagers.

No, I am the cook :) Surely we also have cupboards upstairs where the usual things are stored, but the supplies and boxes are in the basement. The vacuum cleaner is also in the kitchen cupboard...

And my living room is also big, definitely not a 3m narrow space. But L-shaped, the short L part is just the TV corner.

It's not just about the possibility of renting it out. There's so much more involved. What will you do when you get older and can't climb stairs anymore (the bathroom and bedroom are always on the first floor). Or what if (which, of course, you hope never happens) you or your partner are in a wheelchair due to an accident, etc. Children possibly have a disability, and so on. With a house like that, you have to have the option to respond to all eventualities – living barrier-free on the ground floor...

I can only give you the advice: don't think too short-sighted!!!

I wouldn't like the living room like that... in my opinion, it's way too open!

Open kitchens are nice and all, but I find at least some sort of visual separation sensible! For example, L-shaped so that you can't directly see the kitchen countertop from the TV armchair...

But that's a matter of taste.. I would recommend you to check it out in real life.. show houses etc... (if not done yet)

For the TV corner, the TV would be too far away for me if the sofa is placed as drawn... that's about 4-5 meters distance... There should be at least a 60" device then...

I would also separate the kitchen a bit. Imagine you have invited your relatives for a meal and it’s really hectic in the kitchen. Lots of stress, things lying around everywhere (used pots are piling up), someone quickly tries with their finger, etc. Nobody really wants to see that...

With us, everything is always in the kitchen when visitors come. Peeking into pots and snacking :)

Exactly not... I'd rather design my house for reasonable use NOW and build/buy/rent a more suitable house when I'm older that is limited to one level from the start...

Otherwise, you restrict yourself to 70-80 sqm on the ground floor and the upper floor lies fallow?
