Hello dear forum community,
About me: My name is JoJo, I come from Kassel and we are planning to build a single-family house next year. Like most people, I started to delve very deeply into the subject. As a conclusion, I found that building is a very complex topic and I definitely have no chance of being able to assess everything correctly, let alone understand it. Although I have already acquired quite a broad superficial knowledge.
We started checking out every imaginable prefab house builder and finally ended up with an architect who personally convinced me and the price also seems realistic. "Seems" because I can’t really assess that exactly - and that’s why I need your help.
I’ll throw the facts at you and hope you can hit me with a "it’s doable" or a "that won’t work":
Single-family house solid construction with bay window (not protruding) - 165m² living space. (Floor area approx. 100m²) - not basemented - 2-storey plus 22m² garage Roof = concrete roof tiles Building services = air-water heat pump / underfloor heating / ventilation system / photovoltaics Wall = monolithic / brick KFW = 55
Costs: Pure construction costs (incl. painter/plasterer/wallpaperer/tiles/floor coverings – i.e. ready to move in) = 323TEUR Outdoor area (paving / planting / fence) = 24TEUR Ancillary construction costs (incl. architect) = 54TEUR Equipment (kitchen/furniture/sample buffer) = 40TEUR Other costs (insurance / land register / construction electricity etc.) = 7TEUR Total = 448TEUR
I will leave out the plot with the corresponding incidental costs here.
As said, all this is in Kassel (Hesse).
