Planning the basic floor plan of an angled bungalow. Improvements?

Hello everyone,

do you have any suggestions for improvement regarding the attached floor plan draft?
I am not particularly experienced in this topic and would be very happy to receive feedback :)

House concept:
Bungalow without basement. The plot is located at the end of a low-traffic street. The only neighbor is to the north.

Development plan/restrictions
Size of the plot = 1200m2
Slope = slightly sloping towards the east
Number of parking spaces = 2
Number of floors = 1
Roof type = hipped roof
Orientation = garden facing east as it is quiet here

Clients' requirements
Style, roof type, building type = bungalow with hipped roof
Basement, floors = no basement
Number of persons, age = two persons
Space requirement on ground floor, upper floor = approx. 140m2
Office: family use or home office? = no
Overnight guests per year = 0
Open or closed architecture = open
Conservative or modern construction = modern
Open kitchen, cooking island = open
Number of dining seats = 4
Fireplace = no
Garage, carport = garage attached to the house

House design

Planning by: architect
Personal price limit for the house, including equipment: 310,000
Preferred heating technology: heat pump?

What is the most important/basic question about the floor plan summarized in 130 characters?
Where do you see need for adjustment for a two-person household? What is missing?

You can't recognize much from the location images, for example not the course of the streets and paths. One can speculate that in the aerial photo, coming from the north, there is supposed to be a street that now leads up to your property; and that from there one is supposed to turn in the direction of the garage. You can see green strips intended for planting, presumably south towards a street / railway embankment etc. (which, however, cannot be seen in the aerial photo), and to the east (to whom / what?) for an unknown reason. What does the red line mean here?

Would you like to explain the exterior wall construction once?

I see most of the specified dimensions diverging from the construction reference dimension, and the window dimensions are not indicated at all. The garage roof is not depicted at all, as if it were "wedged" under the house’s roof overhang – elevation drawings would be helpful there.

I do not see any major blunders in the floor plan layout, but I do miss a pantry (and access to the attic). Without having looked more closely at the floor plan drawn in the site plan, I find the individually depicted floor plan more successful.

What do you use the two children's rooms for? I would arrange the bathroom next to the bedroom.

Oh, the four extra meters to the bathroom won't kill anyone. I just find the (waste)water stuff arranged so conveniently close together.


You put (possibly also planned) children there - to sleep, to do homework, and sometimes to play :)

So, to me this sounds more like a kind of "retirement residence" or a fixed plan without children.

The entrance situation bothers me as far as it can be judged based on the inaccurate site plan (streets, etc.). The entrance looks hidden. I also wonder how one drives onto the property, from the top of the plan the curve could be very tight. It also appears as if the garage wall is on the property boundary ... so please clarify the access routes.

I also wonder why there are 2 children's rooms and why sleeping, dressing, and bathroom areas are not designed more generously.

The question is also, which applies, the floor plan with the kitchen behind the sliding door or the other one?

Thank you very much for the feedback! I have added a few notes to the site plan, I hope it is now clearer.


The red line is the building envelope for garages/carports.



The valid floor plan is the one without the sliding door; the one with it was an initial draft :)
Children are not currently planned. We will then use the two rooms as offices.
The garage is exactly on the boundary.
