You should basically start by clarifying solid financing then: 1. preliminary site plan, 2. architect, during the building permit phase 4. soil assessor and after approval 5. structural engineer.


That depends on how much money you want to spend/and partly have to spend, whether you want to have influence or not, etc. Looking at the photo, I estimate that you will have to spend around EUR 170,000 without and around EUR 210,000 with a basement, each plus additional construction costs of EUR 30,000-35,000, assuming a house size of 7.0 x 10.0 m.

Were the existing houses built with or without a basement?

This picture is just a sample. The house we want to build will be 7.36 m wide and 11.45 m long.

We have already paid for the plot. Financing, I believe, is not a problem for us (we hope).

I have already obtained the site plan from the municipality. I also have a development plan with the building regulations. Currently, I am looking for an architect. The prices also vary with the architects.

For example, architectural services:
Preparation of draft plans for financing or Lakra
Preparation of the building application in the building permit process
A non-binding construction management declaration (4 copies) is submitted

Surveying services:
Preparation of the site plan (3 copies)
Staking out, marking

Structural engineering services:

Structural calculation (1 copy)
Reinforcement plans (2 copies) including steel lists

Prices apply for a minimum purchase of building materials (of your choice) up to 10,000 euros

Subtotal 5700 euros
19% VAT 1083 euros
Total 6783 euros

Alternatively, as needed

Notification procedure (3 copies) 650 euros
Dimensioning of floor plans for masonry and drainage M=1:50 (2 copies) 750 euros
Heat demand calculation 1 copy (for the additional effort for Kfw70 200 euros) 390 euros
Energy certificate 70 euros

All prices are exclusive of statutory VAT, currently 19%

With a purchase of building kit, site visits by the site manager are included.

Do I need a soil expert? Because there are already 3 houses built there, do I still need it? What is the soil expert for?

Hello,


Even if there is already existing development, a soil report should be made because it provides your architect/general contractor with information about the soil structure, for example. Do you know what the neighbor’s GC did in the ground? What if contaminated sites are found precisely on your property, etc.

I just had a similar project to yours. The situation was that, as with you, the outer houses were already standing and I planned and offered the middle one. By the way, Meecrob's statement that terraced houses are connected and only have separated interior walls is not correct. Rather, each house within the row is autonomous and separated by special fire protection walls. Sometimes it happens that all houses in the row use a single technical system (heating), but that is also rare. If you can give me more information about the plot and the already built houses, (preferably via PM), then I can help you further.
