Planning single-family house with approx. 200 m² - Opinions wanted

Dear forum members,

I am reaching out to you, our floor plan is basically finished and we are basically ready to start soon, but for adjustments

The questionnaire is quite extensive and at this point in the project no longer useful, so I only ask for your opinion on the layout.

A single-family house is to be built for a (prospective) family of 5.

A few key data nonetheless:

Number of parking spaces: 2

Roof type: gable roof 25-45°

Basement, floors: 2 full floors, no basement
Number of persons, age: 31, 28, 1, ?, ?
Space requirements on the ground floor, upper floor: according to plan
Office: home office
Overnight guests per year: some, accommodated in office/guest room
Open kitchen, kitchen island: yes, according to plan
Number of seats at dining table: 8
Fireplace: no

What do you like particularly? Why?
Large open, airy living/dining area where the family can come together, seating area on the 1st floor east side for reading

What do you not like? Why?
The small hallway at the office/guest room and guest bathroom

Price estimate according to architect/planner:
2,000€/m²

Preferred heating technology:
Controlled residential ventilation with ventilation heating system

What else is to be said: The house has an overhang on the south side that protrudes far enough so that the sun does not shine far into the living area in summer but can do so in winter. We are still undecided between a wooden staircase and a concrete staircase, but a closed shelving system is to be placed underneath. The wall between the living room and dining area is floor-high, serves as a partition and to place the TV etc. on.

On the upper floor it should be noted that the children's rooms are open up to the ridge and the window on the east (right in the floor plan) is a window seat.

hm at first glance I didn't find the draft bad. However, upon closer inspection, it becomes apparent that quite a few "mistakes" have crept in.
EG:
- Kitchen is really tiny
- Space in front of the staircase is completely wasted and would be better used in the kitchen

OG:
- "Gallery" is simply a hallway that's far too large with wasted space that is missing elsewhere
- Children's room is too small for the size of the house in my opinion
- Dressing room is awkward to furnish with the door position

Yes, overall these are really issues that will probably lead to a new draft. The problem is once again the straight staircase that especially cuts up the upper floor in the center. Perhaps choose a different staircase design

I would choose a different staircase and reduce the hallway on the upper floor.

Dressing room hard to furnish.
Make the parent bedroom accessible through the dressing room.

find the [Haustechnikraum] for technology, laundry, storage space too small
Kitchen is small
Would rearrange the ground floor.

Are you sure that you want to heat with/over air? Personally, the ground floor bathroom is too far from the house entrance to wash hands immediately upon coming home. The door from the [Windfang] to the living area should open in the other direction; otherwise, there is no way five people will ever fit in there.

What's wrong with that? Easy to change, thanks. Exactly why we went to two kitchen planners, both say it's sufficient. That is supposed to become a reading corner/play area for the kids.

We did not want that because of the mess that surely prevails there. We know it from acquaintances, not our case.
