Land available, coal available, zoning plan generous – almost a dream start. Now just don’t skimp on the architect! So off to the professional to have something brilliant planned! I would strongly advise against DIY attempts on the slope.

The shown design does not fit on the property. If you want to drive into the garage at ground level, you look directly at the earth from the kitchen windows. This is just one example.

That is a height difference of 5.45m in your building window from east to west. Or two full floors. If that is not much - then what is?!

Yeah, exaggeration makes it clearer. In the building window, it is the 2.5m already mentioned by Yvonne, so for the 11.70m wide house about 1.5m. This is already the limit of what the development plan allows as terrain modeling.
The house must be designed into the slope, no question. The garage should then stand independently from the house, otherwise there will be unnecessarily many problems.

Even I don’t have 2.5m in the building window, at most 1m. So that’s by no means a slight slope :p

That is quite a lot but certainly not a steep slope. Help from the architect is more than sensible for a good result. Oh yes, in the building area, about 20 x 25m, we have a 12m height difference from south (bottom) to north (top) lengthwise and an 8m height difference from east (bottom) to west (top). Without an architect, we would have had no chance since we wanted to build largely at ground level.
