How far along is your house planning? The finished height of your floor will already be determined before construction begins! The stairs, stair steps, etc. depend on this. It would be annoying if your stairs end up 10 cm higher than your later floor. Therefore, I don't understand your requirement. Of course, the question remains whether it is screed, or just insulation and then the floor covering, but the height of the later floor is not flexible, is it?! The structural engineering should also already be calculated, right? Why should a screed floor with underfloor heating cause problems there? Sorry, but in that case, I wouldn't trust the house. If so, then please do it properly and design the statics so that the floor structure is also possible with underfloor heating and screed. If you are planning a bathroom in the attic, have the supply lines brought up (including angle valves so that you can flush the lines every few days).

Thank you for the notes. I will check that - we are not that far yet, we haven’t even signed, only finalized the floor plans so far and are now negotiating the offer.

A question occurred to me regarding this point, Bauexperte: If the attic, as planned in our case, is included within the thermal envelope and is either not separated or only separated from the rest of the house by a drywall partition, do I then have to heat it from the start? Otherwise, wouldn't the moist and warm air condense up there especially during the building drying phase, causing mold/damage to the building fabric?

What is the attic conversion supposed to be used for now? You have planned a children's room and a bedroom. Should the attic only be used sporadically? As a guest room or as a playroom? Maybe this info is still interesting for the technical installation?

The attic is intended primarily to be used as a work and guest room, possibly also as a TV room or, if the kids want it that way, maybe as a children's room; then the extra room on the ground floor or the smaller room in the upper floor will be for work/guest/TV. That means the attic room should be just as usable as the other smaller rooms. However, we are not planning a bathroom up there for now!
