Yes, including the costs for excavation and backfilling (provided the excavation material is suitable for that). However, you only get a utility basement; if it is to be used partly or entirely as living space, an additional amount between TEUR 8 and TEUR 20 will be added.

If "everything" runs normally, you are surely right. But what if not? See the neighboring thread with 2.50 m soil replacement or maybe pile foundation? I like secured financing! With smart negotiation, the borrower can always return free funds without costs for him. But what if the worst case occurs and this possibility is not taken into account in the original financing, and additional financing is not possible? That is not my understanding of serious construction consulting; neither in my professional everyday life nor here in the forum. Better to calculate generously than to end up in ruins of an existence!


Here, too, there are countless possibilities. Starting with simple, machine-applied plaster, over simple tiles, up to Venetian plaster or expensive floor coverings from V & B (the gray glossy ones still cost €110.00/sqm two years ago, the matte ones even €120.00/sqm).

Mh, ok. So with about 250 thousand euros we had also planned everything in total. Building your own home is really an expensive affair. Perhaps buying a used property is more of an option?!

When talking about a 100% financing, does that mean house + land = 100% or just the house?

Difficult, difficult, difficult....

I absolutely agree with you, no question. Therefore, as actually addressed in every thread on such a topic, always have a soil report done BEFORE purchasing the plot of land, if possible – or at least be able to live with the additional costs in case of doubt. My main point was that the ancillary construction costs you mentioned, which represent an "approximate average," are generally lower in regions like Saxony/Saxony-Anhalt compared to the "average" (for all of Germany). It should be clear that you should always include a financial cushion for unforeseen events (I see this independently of the usual ancillary construction costs).



I also absolutely agree with you here. Hence the wording that it is "possible" to get by with significantly less. On the other hand, you can certainly spend significantly more on it, if you want to.

You should definitely include that in your considerations. For the price, you can surely get a nice, well-maintained little house in your area (if the market allows it).



It always means land (standard land value or land price) + house (pure house costs, no interior furnishings or the like) – but some banks also apply a safety discount.

I find it maybe a bit overestimated... Friends of ours built in their 25,000-inhabitant small town in southern Brandenburg, a city villa with 160 sqm + 1,000 sqm plot + geothermal heat pump from Heliotherm (area collector) + double prefab garage + all sanitary facilities from Villeroy Boch + floor coverings from 60 euros per sqm upwards + outdoor facilities + stairs (about 8,000 euros) + front door (2,500 euros) + shutters all electric and with timer programming + huge fireplace + etc.... All in all they paid about 260,000 euros... I found that quite hefty... of course without a basement... but even then they could have spent another 40,000 euros more...

But better to plan too much than too little and be happy if something is left over. ;-)
