Planning a single-family house with approximately 175 m², your assessment?

Hello,

we have reserved a plot of land and are currently planning our house construction.

The plot is facing south (length: 35 m), and there is a beautiful deciduous forest directly adjacent there.

Since we will only build with a slab foundation due to the high groundwater level, we have planned the house slightly larger (approx. 175 to 180 sqm).

We have incorporated the following ideas here:
- you should be able to see the forest immediately upon entering the house
- the office is directly adjacent to the living room - so the little daughter's toys can quickly be tidied up/hidden
- extra cloakroom
- two large children's rooms of about 15 sqm each

The exterior color concept is not finalized yet; we would rather tend to gray windows, but that is still irrelevant for now.

Our family members really liked this plan, but an "independent opinion" from you would interest us very much.

We would be very happy about comments and suggestions for improvement.

Hello, Basically quite nice, I think. However, you can't place many cabinets in the living room. Some have, for example, a TV or even a wall unit. Have you taken your furniture or furniture wishes into account here? If not, I would suggest sketching them in. Then you also get a good sense of scale. Architects like to draw dollhouse furniture.

I don't really like slanted ceilings either, but I don't think it's too dramatic here. Do you have 2 children? Then 1 bathroom might be a bit tight. I would still plan the utility room upstairs as a second bathroom. If the little daughter is only 13, otherwise you'll be queuing for the bathroom. ;)

The staircase seems sufficient, but it looks quite steep. What are the dimensions there?

Why is the office door double-leaf? That takes up floor space. I would allocate the hallway area between the bathroom and the stairs to the bathroom. I would design the wardrobe to be open and smaller and use the gained space to turn the WC into a second small bathroom.

With 2 children, I would also grant both access to the balcony. Otherwise, jealousy arises. You could swap Child 2 and the parents, move the bathroom to the right, fill the gap to the stairs with a utility room, and place the dressing room where the utility room is now. Provided the dimensions allow this and you parents can do without the balcony :rolleyes:

Hello everyone,

thank you very much for your feedback.

Ideally, we would have an integrated sliding door from the living room to the office, but my home planner software does not have this in the program. This would then have to be coordinated with the architect.

We would furnish the living room rather sparsely, the TV will be mounted on the slant with a swivel arm (it is 1.4 m), then maybe you could even watch football from the dining table J

I can’t quite assess that regarding the stairs. I have inserted the settings as a picture. Do you think this is too little?
