I would assume that smaller GUs are better. So small that the contact person is not a pure salesperson, but a planner or construction manager. With many GUs, you simply have salespeople as contact persons, with whatever training. Much falls by the wayside there.

As a builder, you cannot prevent ending up with a general contractor "architect" who is a poor listener (especially not with the ears, but with what’s in between).

No, they are generally not meant by the persons referred to as "architects" by the prospective builders here.

Sure?
We only had offers, floor plans and, apart from ours, only met sellers. Never the floor plan drafter.
Only the draftsman/planner/architect said...

Our consultant is really top-notch, also giving us quite good tips about the floor plan etc. so I hope that the architect - same company - is reliable as well.

By the way, I just remembered that this online design software does not take the thickness of the walls into account. So the living area in each room is not exactly "honest". However, the professional software used by architects does.

So keep that in mind when drawing a room!

Yesterday I spent about 3 hours with home.by.me and I am absolutely thrilled. No comparison to Sweet Home 3D, much easier and above all faster. I think I will get around to drawing everything this weekend.

Yes, as a user of professional software, I am also enthusiastic about it. You have to be careful with the walls: unfortunately, their thickness cannot be set beforehand, only afterward. And then the distances no longer match. Therefore, always leave a little more space than you need, so that later with plaster etc., you actually have 3 meters available and not just 2.97.
