Placement of the house and carport on the property

Good day dear home builders,

I recently discovered the house building forum and hope that you can help us with your experience or a new approach in our planning.

A few months ago we bought a plot of land in a rural area in Rhineland-Palatinate (Neustadt-Wied district). It is about 570 sqm of building land (No. 43/1), which may be developed without a development plan according to §34 of the Building Code, as well as adjacent meadow and forest areas (No. 41). However, this may not be built on due to its belonging to a nature park.

Now we are (almost) owners of this little piece of land and have unfortunately been racking our brains without much success for a long time on how to place a house with a double carport on this plot in a way that makes an impression, is practical, and also not too expensive due to earthworks or paving.

The building plot is not a slope in the original sense. The plot itself has already been excavated by the previous owner and lies about 2 m below street level (see attached site plan). So earth would be added/stabilized for the driveway/yard and the house would be built up to the ground. This would mean that the house would be entered from the street on the first floor and go down a stairway to the ground floor (at garden level). To get into the garden somehow with a trailer or excavator in case of doubt, a ramp would have to be built down into the garden, similar to the neighbor to the west (see satellite image); unfortunately that costs space and much flexibility in positioning the house.

The desperation unfortunately increases day by day and we are seriously considering whether it was the right decision to buy this plot. Perhaps you have a good idea, we are grateful for any help!

Are you just coming from Vorarlberg, or why is this "not a hillside" here? My visual impression is that the plot slopes quite clearly to the north, and in my opinion to the "usual local" extent (although I am now rarely in the VG Asbach).

Do you really have to build a ramp to access the garden? You have the meadow property behind you. Is that a drivable path running along there? If so, I would create the access to the garden from the back. It doesn't have to be a paved path since you don't need to go there that often. Otherwise, I would tend towards something like in [Bild 5 (Bleistiftzeichnung)], but if possible, place the carport right by the street or next to the house, and then, if necessary, drive into the garden through the carport.

It is somewhat difficult to describe the whole thing. There is also somehow no good term for it (at least I haven't found one yet). That's why I tried to paraphrase it a bit. The plot is, except for a small 2m strip along the border to the west, just 2 m lower than street level. Then it slopes down a bit towards the north and east. Towards the north, to the meadow just before the property boundary, it is quite steep (about 1m) and towards the east, it runs slightly uneven until the edge of the forest where it then drops steeply (about 6-7m).

unfortunately yes, there is otherwise no way to get to the property. Except of course via the neighbor, but he will have something to say about it. The forest and meadow property is very hilly. What looks like a drivable path in the pictures is a hiking trail and there is absolutely no way to access the property from it (we are talking about about 6-7m difference in altitude). By the way, the description with the ramp was inaccurate, it obviously concerns the neighbor directly south of the property, that is to say, right next door. It is the same solution there.

Then I would actually do it just like in the pencil drawing, but place the carport between the house and the neighbor (downside of the plan, where you drew the terrace) or even right by the street. Behind the carport, start the ramp. And the terrace with a view of the meadow to the east.
