Hello everyone,
we have reserved a plot of land from the municipality for quite some time now (since May 2021) and have already started planning with house manufacturers using this plot.
When we then made the concrete purchase decision, we of course requested the land register entry and the corresponding site plans available.
It turned out that a limited personal easement of the municipality for a sewage pipe, which runs across the property, is registered in the land register.
Additionally, the distance from buildings to the sewage pipe along the entire water pipeline must be at least 2.50 m.
This was an unpleasant situation for us, as our desired placement we currently planned (especially the double garage) will no longer work.
Now the question is whether anyone here in the forum has an idea how to design the placement of the house so that a double garage with the dimensions 6mx7m can still be accommodated and at the same time a garden can be created on the southwest side.
We are currently quite puzzled and it raises the question whether the construction project according to our wishes is even feasible on the property.
Here are the framework conditions.
- The street to the east is the main road through the small village <1000 inhabitants (closed to trucks)
- Development according to §34
- Access is actually planned from the street in the west but could also be driven from the south side, although I think this is not optimal since there is a small slope here (see pictures)
- The large garage must be accommodated on the property.
- Basically, no parameter of the planning is set in stone yet.
I have attached the site plans of the property, photos of the property, and our preferred planning so far.
In the placement plans, the part of the property that cannot be built on is marked in red, but still includes our desired placement of single-family house and garage.
If any information is missing, I will of course provide it.
