Is a clause allowed according to which 10% of the construction sum is due in case of construction cancellation? So giving up the project even before the groundbreaking has taken place?

Hello everyone, thank you very much for your advice, I will definitely follow up with our general contractor on this. We do not want to accept the payment plan as it is... I wanted to have the contract reviewed by a lawyer anyway. Do lawyers also point out things like unfair payment plans, etc.? What has been your experience? What kind of input do you get? And would you also recommend having the construction description reviewed by an expert?

I wouldn’t know if I would want to work with someone who tries to take advantage of me already at the commissioning stage.

Find yourself a construction supervisor who supports you already in this phase.... When it comes to "being ripped off," it may well be that the CM is simply a scarred child (not that this excuses it)

For a project like this, I would definitely have the contract checked by a specialist lawyer for construction law before signing (here with us even at a flat rate) and I would commission a construction expert or similar to supervise the construction for me before signing. The first step would then be to read and review the construction and service description (and the offer or contract or the annexes to the contract; of course before signing and of course possibly also multiple times from different providers). I would not undertake such projects without this.
