Payment before or after completion of the construction phase?

... and in my opinion the needle can nicely stay there, because otherwise phrased this ultimately means that you have no security right / leverage for the usually customary last 5 %.

Payment only upon moving in actually means that you do not move in without 100 % payment ....

Whether that is so clever... And whether something like that is legally effective... ???
The regulations of the Realtor and Developer Ordinance for the developer business clearly argue against it at least ...

I have to ask: may I understand your answer to mean that you think we chose this provider because they are the cheapest?

The suspicion is obvious; such payment plans are found almost exclusively with supposedly cheap providers.

So I cannot see it that way... Of course, I lack the possibility to compare the price with 20 others. But overall, our impression was not that our provider (are we allowed to name them now or not?) is particularly "cheap"...

Either way, this exchange here is really helpful. Nothing has been signed yet, everything is still open for us. And as laypeople, we were not really aware of various questions about the payment plan until it was in front of us. I’m going to recalculate again shortly, not that I’m making any claims here, but simply not being able to calculate within the hundreds range—that would definitely be a point we would negotiate. I don’t seriously believe that we would have to fear the provider going bankrupt. It is a rather large provider, who has been on the market for several decades, everything seems transparent, costs for individual items are immediately stated upon request, and we haven’t had any really bad experiences with them.

But still, you never really know; presumably no one builds a house with a company that seems bankrupt, and those affected are rather caught off guard?

The argument that there’s hardly any money left under the plan to have the house completed by a third party in the worst case is very valid. A rather large, in our impression solid company should be able to accommodate the customer in this regard.
