first of all, I would like to thank you for the feedback! :)
Regarding the suggestions:
The guest room and office could definitely be swapped. The guest room is only called that on the plan; actually, it is supposed to become a kind of hobby room. However, if guests do come, they would be accommodated there. But this doesn’t happen often. We could also decide later for what purpose we ultimately use the rooms.
I am basically a fan of larger open spaces in rooms, although this room cannot be used, larger rooms in my opinion contribute to better well-being than cramped rooms. Besides, we currently have a rather small bathroom, and when there are two of us, we often get in each other’s way. What is not shown on the floor plan is a planned infrared cabin, which also requires quite a bit of space. But I have to admit that I am also not satisfied with the current layout. Everything is concentrated on one side; the other, except for the tub, stands empty.
Regarding the utility room, I still haven’t quite understood why it should be swapped with the guest room. Is it because of the longer distances to the kitchen? I find it more convenient to go straight into the storage room than always having to go around the corner. Besides, the room is separated from the other living rooms at that point. Originally, the reason for the placement was that from the guest room you would have a view into the greenery, while from the utility room you look at the neighboring house. The point about the wardrobe speaks in favor of leaving the room where it is. We hadn’t considered that. Maybe the utility room could be made a little narrower and the door moved to create a more spacious entrance area.
Are there any other ideas about where the wardrobe could be accommodated?
What exactly is uncomfortable about using the stairs? Not that I want to disagree, I just don’t know much about stairs.
The guest WC is tight, but I think the idea of having a second shower there is great. Especially when the children go to school, there will be a morning scramble for bathroom space.
Regarding the doors in the corners, I also don’t understand how their use is restricted. I thought this way more furniture fits in the room than if the door is in the middle of the wall.
For the bathroom, the wall could be moved a bit towards the bathroom. That way, there is more space to work in the washroom and it doesn’t really bother anything in the bathroom.
I can upload the site plan this evening, but it doesn’t have any more precise measurements on it either. By the way, there is no building window at all. We have submitted a building pre-request and will receive a special permit once the building application is approved. The house may measure a maximum of 10 x 11 meters, and the space is so tight that there is no other way to position the building. Visually, it must be aligned with the existing buildings, so other house designs are unfortunately excluded.
