Our floor plan, living-dining area - your opinion

In terms of the layout, I also find the upper floor quite well done, but the square meter specifications are very extreme. 20 sqm for a bedroom that has a separate 18 sqm dressing room!!! and in addition a 20 sqm bathroom. We will also have a sauna in the bathroom, but we have 'only' a floor space of about 15 sqm and really enough space. Good planning makes the difference!

I don't like the basement. The dining area looks like a makeshift solution.

Do you know how much this fun will cost you? It won't be cheap.

Regarding the topic of the 'house entrance' on the sleeping floor: this can disturb the children while sleeping (afternoon and evening) when visitors arrive or leave.

I think this special plot requires special professional planning.

You are right, something still needs to be done in the basement! The living/dining area will be optimized, possibly by repositioning the staircase.

Construction costs: I have now roughly calculated based on the enclosed volume. With 750m3 of living space at €400/m3 and 300m3 of technical/basement/garage space at €200/m3 plus a 15% buffer, I end up at about €415,000 (excluding the land). It should be noted that we will contribute a very high level of own work (pretty much all trades except screed, plaster, roofing). Do you then consider the cost estimate realistic?

How old are the children? I am very critical of the main entrance on the sleeping floor. It is annoying to have to always ask the guests for quiet when saying goodbye. I would plan the room layout differently...

Hey I think the basic idea is great, I like it very much. I agree with my predecessor regarding the bedroom. Personally, I see no disadvantage with the entrance door.

Why is there no trash can emoji?

For the size of the house and the money it would cost, this floor plan is rubbish. If the money is really there to implement this design, then an architect could have a wonderful time here.

Actually, the design wouldn’t need to be commented on, but still a few words about it: The air shaft will look just like a shaft. If it is supposed to look spacious, then it must continue on the upper floor as well and not constrict the air space with walls. Yvonne already mentioned it, the many doors make the house unusable. Square meters are sufficiently available but are simply wasted senselessly.
