Our floor plan draft, your opinion is requested.

Hello,

We plan to build this year, we already have the plot, we are now fine-tuning the floor plan of our dream house. Living space approximately 150 m² + double garage.

-Attached are two floor plans

Here are the things we would currently do.

On the ground floor, the following rooms are to be created:


-Living and dining room with fireplace

-Kitchen with 2 sliding doors to the dining area

-Guest WC with shower

-House technology room and storage room together

-Hall/entrance area

On the upper floor, we would like the following rooms:


-Master bedroom

-Children's room 1

-Children's room 2

-Bathroom

What do you think of the plan? We would be very grateful for suggestions

We are planning roughly the same size and layout. We also have a double garage and direct access to it. Personally, I would find it annoying in your plan that I would have to go through the utility room every time to get to the garage. We are planning an extension behind the garage about 2 meters deep and as wide as the garage. This will house the technical and laundry room for us. This way we have the free space in the house available as a guest room/office.

Hello,

I would miss a window in the hallway downstairs to see who is standing in front of the door. Then I don’t see a proper place for a wardrobe. The stairway upstairs is right next to the entrance. If you always come in there with dirty shoes, it is usually never completely clean there. When going upstairs in socks, you always walk through that area. The dining nook in the kitchen looks quite tight, but underneath it there is a lot of unused space.

I could imagine that your utility room is too small if the heating system is also to be housed there and possibly even a washing machine and a dryer. In addition, it would be personally important to me that there is also a window in the utility room; at first glance, I did not see one in your plan. If you also wash the laundry in the utility room and like to hang it outside in the garden to dry in summer, I would also consider the paths from the utility room to the garden (if the garden can only be reached via the living-dining room, this could be very inconvenient with laundry).

As already mentioned, I also find a cloakroom space sufficiently large for four people is missing here.

Couldn’t the tree in the kitchen be removed and the space allocated to the hallway as a wardrobe?

Nothing exciting, probably the standard requirements of 60% of today's builders. There should be plenty of good and proven standard plans that fit.

As long as the OP doesn't make the effort to read and implement the desired floor plan thread, there will hardly be any responses here.
