200 sqm normal standard (nothing spectacular) would be roughly 300,000 (see above) + 20-25,000 double garage + ancillary construction costs/outdoor facilities 40-60,000 Rounded up due to buffer -> 400,000. + Land, with a floor area ratio of 0.2 with 100% additional "secondary buildings" (i.e. for outbuildings, areas) at least 600sqm/650sqm. Notary + purchase approx. 10%.

Personally, I think it’s not a bad idea to inform yourself in advance (before 1) about what you like on the housing market. That way, you reach for the stars and might quickly become disillusioned before falling in love with the idea of building your dream house. But it doesn’t have to be that way: if the amount works for you, just google for plots and get information on the market. You should know the standard land values for your area :) In hindsight, I can say that a longer lead time would have been good for us. We had to quickly read up on the new (heating) technology, energy saving regulations, etc., to see what is suitable for us individually. But when reading forums, I also notice: sometimes too much pondering isn’t good either ;)

Thanks for your answers. That is already very interesting. With the numbers, I also have a rough reference point. When we build, we only want to do it once and then do it right (with all the trimmings). Still, of course, we don’t want to overextend ourselves...
With the 180-200 m², I somehow didn’t think at all that the houses didn’t include a basement, but I want to have one. In other words, the actual floor area can then be smaller with a (partly living) basement. I understand that it won’t be cheaper in the end. The basement costs money too.

So I have to calculate:

- House: €300,000 (incl. basement?)
- Double garage: €25,000
- Additional construction costs/landscaping: €50,000
- Land: €150,000 (depending on location and size, of course)

That makes a total of €525,000. Minus the equity, the amount to be financed remains, which of course should be paid off by retirement and we also don’t want to give up on a vacation.
Well, that’s a number I have to keep in mind. You just have to see whether it’s doable or not.
Anyway, I’m not a risk-taker and will definitely not sugarcoat it for us. Either it works or compromises have to be made...

The internet/various forums are of course excellent for informing yourself about everything. How did people manage before???
Still, of course, it’s true that reading too much can also be not good. ;)

The 300 TEUR was just a rough estimate. Often people underestimate the house construction costs at the beginning (it was the same for us). Generally, you read values of 1500-1900 EUR per sqm, depending on the fittings. I simply took the average value of 1700 EUR x 180 sqm. This is without a basement. Costs for a basement also always depend heavily on the plot and soil conditions. For us, a basement would have cost around 40-50 TEUR more, so we decided against it. Instead, we enlarged the utility room a bit and added a storage room to the double garage.

Just our experiences, maybe they help further.

At the beginning, we also kept roaming around model home parks. Then we looked at something nice (just like you) - regarding the size. On that basis, we simply talked to different companies and had them make a cost estimate for our plans.

We then ended up at 184 sqm living space with about €315,000. With an air heat pump and controlled ventilation. Without a basement, without a garage, without outdoor facilities, without floor, wall, and ceiling coverings. Without land. And it was still a relatively simple design (so nothing complicated or intricate).

Of course, the average person only builds once in their life (if at all), but for my part, I also want to keep the thing.

With this offer, we would have almost burned through the entire budget. After that, we went back to the model home park. We didn't look at complete houses there but only looked at rooms that had the same size as in our plan. We were shocked - everything was way too big for us. Two times 24 sqm children's rooms... Uihh. In the bathroom, we could easily have fit a sauna. We got lost in the kitchen.

As nice as everything was at first glance, on closer inspection, it was much too big for us. But that's also a matter of taste - even if we had increased the budget - we don't want to overdo it.

We already have a plot of land. 600 sqm. It shouldn't be smaller (for us), unless you don't want to be able to spit on your neighbor's dining table from the bathroom.

So we have just under 150 sqm, and that is more than enough for 4 people in the household.... even if we had wanted to afford it, we wouldn’t have built it bigger. And what building big leads to, we see in our village. There are plenty of houses standing empty here because simply no one wants to buy 400 sqm of living space from the 1950s. Nobody can heat that today anymore, no matter what technology. It’s just too expensive to maintain. You have to think about that too. And the whole place has to be cleaned... and honestly, 150 sqm to vacuum is completely enough for me :)

Hello,


For the house, simple architecture and as KfW 70 around EUR 290k; for the basement, a good EUR 50k extra as a utility basement. If you want to convert a part into living space, add another approx. EUR 25k. Rhineland-Palatinate is more expensive than the northern part of the country above it :-)


Ancillary construction costs approx. EUR 35-40k, painting and flooring in DIY approx. 10, outdoor facilities EUR 10k


So far totals EUR 575k
