Hello dear forum,

In another thread I had already asked about the "right" insulation.

Here is our current planning.

Specification of what we expect from the floor plan

3 fully functional children's rooms

Attic fully usable and accessible via a reasonable staircase

not smaller than our current house (+ of course the 3rd children's room)

dwarf gable (because of the 3rd children's room) and because we like it.

Attached is our current floor plan variant

External dimensions depending on the provider 11.5 - 12m x 9.50m plus 1m dwarf gable 1/3 of the house width

In terms of equipment, underfloor heating and a controlled residential ventilation system are to be installed in the ground floor and attic if that matters at all.

At the moment I’m not really happy with the ground floor yet; I somehow find the kitchen cramped.

If I swap it with the office/guest room, it will be tight for a seating area as this would then sensibly have to be in the dwarf gable.

We would appreciate suggestions, improvements and/or criticism about what is good or bad as well as food for thought about what we may possibly have overlooked.

The orientation with the dwarf gable is almost exactly to the SOUTHWEST in variants 1 and 2.

Why all these diagonal walls? The cheese is just for display and otherwise they offer few advantages – they only steal a lot of space in entrance areas. Then you have a 16 m² kitchen and still can't even fit a table in it. A 4 m² WC without a shower is also somewhat wasted. Walk-in closet hardly usable. To make matters worse, the staircase has only 15 risers and could be a bit steep. Please don’t fiddle with it, that won’t make it any better (we’ve had to go through that already with 2 solid house providers), better to look for an alternative.

As I said, this is just the basic floor plan suggestion for the house, not our final version nor discussed with us in any way. Basically, the interior is freely changeable as long as the structural engineering doesn’t object.

We already like the attic as it is, but not the ground floor.

As you rightly noticed, the kitchen is quite awkward, even though a table wouldn’t stand in our kitchen anyway (despite currently having 16 m² with a square layout).

The guest toilet should rather be a bit bigger; I really can’t stand it when it’s so tight you have to walk in backwards to get out forwards.

I also consider the kitchen suboptimal. I had already thought about swapping the kitchen and guest (office) rooms and then opening up the kitchen, but then the problem would be where to put the sofa and TV.

The staircase’s shape as drawn matches exactly our ideas (regardless of the number of steps). We saw it like this in a show home plus a further staircase to the floor, and we really liked it because this way the floor is also accessible with bulky items.

The walk-in closet is, as mentioned, planned there in the floor plan and would rather serve as a storage room for us. Neither of us needs a separate dressing room, and there is enough space for a wardrobe in the bedroom. But this way there would be a room to store seasonal clothes, towels, bed linen, vacuum cleaner for the attic, etc., basically a large built-in closet.

I just realized the thread title is a bit misleading. Sorry about that. At the moment, we basically know the size, the plot, and which rooms we want and now have several offers. The ground floor plan, however, is not yet 100% how we want it.

We’re also still unsure how/where on the plot the whole thing should stand.

I would straighten the slants on the ground floor, thereby enlarging the wardrobe. There are also possibilities between 1.3 sqm living kitchen and 4 sqm. Upstairs, the dressing room could be accessed from the hallway as a storage room. Basically, I would probably mirror the entire plan! Regarding cupboards under slants, the show house from Schwörerhaus in Helmstorf has a good idea to copy... Just google it :) Quick reply on the go :)

I would also straighten the walls. Then you can add or subtract a few centimeters in the individual rooms more easily. Additionally, I would place the fireplace differently. I find it somewhat inappropriate there.

Do you mean something like this? Please understand the wall between the utility room and the kitchen as a placeholder; exactly where it should go would have to be determined based on the kitchen. The chimney is, as mentioned, not planned anyway, so this corner is unnecessary.
