Hmm that is a good question. There is nothing about edge development in the development plan or where do I get that information from? It states that an open building style applies and that you may build three stories if the third is in the attic. Also that the garage may be built on the boundary and the floor area ratio is 0.4.

How do you get to the front door in the 2nd variant?

The second variant was not our idea. Next to the garage, a path would still need to be made, and the entrance would then be on the left where it is marked in red.

You are usually allowed to place a maximum of 9 meters on one boundary and a total of 15 meters on all boundaries of the property.

Small tip, on the bayernatlas website there is a view ("Luftbild +Parzellarkarte") where you can see the property boundaries overlaid on the aerial image. Look for examples of newer construction with a similar layout in your area and go there to take a look. We did that to make a decision and it is a thousand times more helpful than pondering over plans. You will find plenty of examples, as it is a very common plot size and arrangement.

Wouldn't you prefer to first—after duly filling out the questionnaire at the top of the floor plan section, of course—endure our dissection of your house idea before a house is concretely laid out on the plot here, which later changes and then no longer fits? – what are the dimensions of the dummy based on?
