Opinions on single-family house floor plan desired

Good morning everyone,

I spent last weekend working on creating our first floor plan.

Development plan/restrictions
Size of the plot: 502m²
Terrace orientation: South / West, house entrance in the North / East
Building window, building line and boundary: 3m distance, details see attachment. Garage is allowed as a boundary building, whether I may also build on the boundary in the north still needs to be clarified.

Builders' requirements
Tent roof
2 full floors
Number of people: 2 + 1 child (1 more child planned)
Office: only one desk in the guest room for organizational private matters
Guests per year: 6
Living space 175 m²
Open cubic design
Modern design, bright rooms
No fireplace
Masonry double garage with adjacent technical room
No basement

House design
Who is the planner:
- myself

The following points are not yet satisfactory to us:
- Entrance area possibly too small, hardly any space for shoes or wardrobe
--> possibly give up the shower in the guest WC in favor of the wardrobe? That would actually be a shame
- Utility room possibly too small? It should have space for washing machine, dryer and vacuum cleaner + ironing board etc.

I would be very grateful for your opinions or ideas.

Without measurements this will be difficult ...

- No toilet in the upstairs bathroom?
- Pantry too small, just add it to the small kitchen
- Roof terrace accessible only through the bathroom, I find that impractical, it blocks the space and you constantly bring dirt into the bathroom
- Small bedroom (where exactly are the 175sqm hidden?!)
- Cloakroom is indeed too small, especially with two small children. Where should a closet or chest of drawers go?
- Mini utility room can work, we have that too
- I always find an outdoor technical room dubious, but if it works ...

Utility room too narrow. Where is the building services supposed to go? Seriously, behind the garage? What about the thermal envelope?

The roof terrace will hardly be approved. At least not without significant effort.

1.5 meter hose passage between the building parts is not nice. You are more likely to get in each other's way than it being practical. I also do not see the 175 sqm ...

I initially see problems with the roof terrace. Setback distances must also be observed for terraces.

The entrance will be a dark hole that does not exactly make you feel welcome.

The hallway on the ground floor: where are the 16m2?

The kitchen/dining/living area might possibly feel a bit cramped.

The bathroom on the upper floor is missing the toilet.

The utility room might become a bit tight. Remember that you still have to open the door of the washing machine and often there is a laundry basket and you (woman) yourself standing in front of it.

I do like the layout of the upper floor, however.

I'll give you a tip! Rethink the orientation of the rooms....

My parents-in-law have a plot exactly like yours and built about 10 years ago. They also oriented it the same way as you and were all about the south side... Ask them today... they would do it completely differently!!!
You have a green area at the back, the plot is just begging to move the garden to the back! The kitchen as well to the back (left/west) with direct access to the garden. Then put the living room (left/west) and possibly also the guest room (right/east) towards the front... No one needs a south terrace in the height of summer. At my parents-in-law's, every summer we squeeze onto the tiny terrace in the north at the back, planned wrong. We now also have a north garden and a northwest terrace. The whole summer this year it was simply perfect there. In the midday sun, I sat outside and could relax in the shade, and from late afternoon and evening the tolerable sun came around. Now that it's getting colder, it’s of course different, but for these transitional times (which, by the way, seem to be fewer during the year than mid-summer) we are building a sun terrace in the back garden. Because we still have space at the back, which I think would be similar for you; no shadow falls there during the day because the house doesn’t cast that much shade...
I hope you understand what I mean, but think carefully about it. This hype about south terraces and everything in the blazing sun is completely exaggerated!
