Opinions on our floor plan for a single-family house

Hello everyone,

we are still quite at the beginning of our construction project. After some discussions with our construction company, we have now already worked out a floor plan.

It would be nice if you could take a look at it and give us suggestions for improvements or tips.

House design Who is the planning from? Mostly from us. Minor changes by the architect.

What do you particularly like? Living-dining area and kitchen, upper floor What do you not like? Distance to the TV maybe too little?!?

favored heating system: Heat pump

I find it overall quite successful. 1. Build yourself a laundry chute. The bathrooms and utility room are perfectly aligned. This way the laundry gets to where it belongs in the shortest possible route. I love this luxury, especially since we only have one floor to overcome. :) 2. I don't find the dressing room/bedroom situation very successful. I always prefer the entrance through the dressing room into the bedroom and proper doors in between, especially if there is supposed to be a double casement window there. I find those things incredibly loud when it rains. I absolutely couldn't sleep with that. Although I would install a dwarf gable or something like that with you, so that more closets can fit there. Otherwise, I find it somehow a bit meager.

The bedroom is not optimal from my point of view. The large space in front of the bed is wasted – you can't effectively use it for anything. I would rather redesign the dressing room with its own entrance, as Kisska suggested. The floor area ratio was the buildable/sealable area, right? So out of 447 = 134 sqm that you are allowed to build on. If the carport and roof over the house are directly attached to the house, do they still count as outbuildings? You are planning about 180 sqm of built-up area (carport + house) – with a 50% exceedance (in your case 67 sqm for outbuildings, terraces, and the like) there is not much left for the terrace and access paths.

I would remove the door of the pantry. Such a small pantry (even though it probably isn’t one, but rather serves to store vacuum cleaners and such) doesn’t make sense.

In the upstairs bathroom, I would swap the sink and the bathtub. You have small children, so it’s good to have a lot of wall as splash protection...

Consider making the wall between the toilet and the shower in the upstairs bathroom half-height glass; that way you’ll get some light into the shower.

Otherwise, a dimensioning would be good.

Your design reminds me very much of a floor plan of a show house from a prefabricated house provider from southern Baden.
We also like this one and will probably implement it in a slightly modified version. However, the house is a little wider and longer than your version.
I would swap the WC and the cloakroom/pantry on the ground floor. And completely omit the pantry. What is the purpose of this small room?
Your kitchen is big enough.
If you move the cloakroom to the front, you only have the dirty area in the entrance area, and you don’t have to always go through the dirty area if you want to use the WC.
Unfortunately, no dimensions are given in your plan, so I cannot tell you whether the distance to the TV is too short. In my opinion, it should be about 4.5 meters.
Do you also have elevations of the building?
And where is south?
