Opinion on the floor plan of a planned Bauhaus building

Hi,

what is there in the area of the wardrobe for a small room? By the garage or what?
You have a basement apparently, right?
When you open the front door in winter, the entire ground floor gets cold in a minute!

Do the children have their own dressing room? With 3 kids, I might rather put a kids' bathroom there, with (if my eyes don’t deceive me) about 17m², there’s also room for a wardrobe for clothes in the kids’ rooms.
I wouldn’t want the dressing room in the bedroom. (If the partner gets up at a different time, then for me the purpose is lost)

Does the staircase get a skylight? Otherwise it will be a dark corridor. I think you should start there, staircase in U shape attached to the garage

Just my needs. And everyone has different wishes :)

Hello perlenmann,

the small room next to the cloakroom is a storage/utility room - that was our wish. And yes, we do have a basement, which you can clearly tell from the missing technical/heating room. I deliberately did not mention it because I was focused on the floor plan design of the living areas!

The children do not have their own dressing room; the small room next to the bathroom is a small guest room. Exactly above the stairs is a long skylight drawn in (poorly/not visible), so it definitely won’t be dark in that area. But couldn’t this happen in the dining room?? There is a 6.60 m long wall without windows. I am very concerned that it will be pitch dark there, especially since the ground floor is never all that bright anyway.

The U-shaped staircase is probably a good idea; I think that will make things more flexible overall...

If it is the case that north is at the top left, and here are your window surfaces... the kitchen should then be located in the west... and then all of these (according to the plan) would have to be more window bands than floor-to-ceiling windows? Am I seeing that correctly? Then many things will definitely be too dark... Why are you planning like this? I personally would like to have sun in the dining and living areas, and go out from the kitchen on Sunday mornings. Even with poor north/south orientation, one can design great layouts... I would like to understand! Or did I read something wrong???

Correct, the kitchen faces south or southwest and so far only floor-to-ceiling windows are planned in the living room! That is where the garden is. On the kitchen side there is a street, and we actually didn't want floor-level windows there to avoid being on display so much!

So it is not a south-facing plot. Nevertheless, like ypg, I believe a satisfactory floor plan can still be achieved... and with this one, I have my doubts...
