Hello,
first of all - I know the "problem" from the other side and can tell you that because I deal differently with potential builders and do not hide any costs from them, I have lost quite a few orders to cheap builders. Most builders do not want to hear the truth; what counts is only the lowest possible number at the bottom right :eek:
The really positive thing for you: at least you had external expertise look over the construction description (also the contract documents?) beforehand!
I am repeatedly surprised how informed people can be deceived by cheap prices? For every little detail in everyday life, the internet is consulted - only when it comes to the house, somehow the brain switches off!
If you - as Micha recommended - read up here on the HBF, you will find many important and practical tips from users, including my list of additional construction costs as well as rough values of what a single-family house/semi-detached house costs roughly by federal state. Then you would have quickly found out that you can hardly have the semi-detached house built in Rhineland-Palatinate at a sqm price/living space of €1,216.00 if it should be valuable and thus durable! For example, ask "DerDa" what his house finally cost; he has just moved in and is also from this federal state. Micha has also already given you valuable tips.
Well-meant advice: never look at probable bargains, avoid offers like "with us you get the kitchen for free" and sellers like "we will do it, everything is included." Also very bad is only listening to friends/acquaintances/neighbors saying "it was cheaper for us / so-and-so also had that"!
Even if you are an ambitious layman, listen to your gut when looking for a serious building PARTNER - for example, ask your expert about their experiences. There are more of them than the forum here and any other make users believe. But - quality costs its price, after all, you don’t get a compact car at the price of an upscale mid-size car :D

planned connection costs 8,000, + notary etc = total 81,000
House, semi-detached, Kfw70, 125 sqm (without basement)
= around 152,000
Additional construction costs (and some others)
= 31,500
private additional costs (kitchen, floor, carport, small stuff etc)
= 16,000
totaling around 280,000 euros
Equity 75,000
We have now been to the expert and had the contract checked.
A few things still come up [...]
