You can create the certificate in two ways, either by calculating through consumption, then the values are on page 2, or by demand, then the dimensions and approximate insulation values of the house are used as a basis. Both methods are allowed.

At 140 per month, that is approximately within the calculated range.

I believe renovation measures are not currently in your budget if I have read that correctly?

theoretically absolutely correct, but here it is too obvious that both the prepayment and the consumption are supposed to perfectly match the energy demand.

I have also experienced brokers who issued the documents themselves without batting an eye, nobody checks such things anyway.

At the moment, it doesn't matter at all how it was created. The fact is the values match each other quite well and the owner now has to adjust to that. If he knew the advance payment before, he should not be surprised by the consumption now.

It also depends on how the previous owners heated.. Whether they sat with a blanket or heated to 24°. We didn't know that beforehand.

New heat sink, for example underfloor heating, windows, insulation, new heating system.

The consumption of your house is relatively high.

Regarding the heating system, check the BAFA site concerning gas hybrid heating and funding; if everything fits, you can receive up to 35% of the costs as funding for a boiler + solar for hot water.

Depending on what you do, even a new underfloor heating system and the necessary work are funded with up to 35%.
