Old building or new building?

Hello,

I am a bit torn back and forth....
Last year we inherited an old house.
We have renovated half of it (built 1931, semi-detached house, 85 sqm, 343 sqm plot)
New wiring, new windows and front door, walls replastered, new flooring, new stainless steel pipe and new chimney...
.
Heating (central heating), new roof or an extension, and completely new water pipes with a new bathroom would still have to be done as renovation...
.
We have not carried out the remaining renovations because until now we did not know if we would even like it there.

Our feeling did not deceive us... Semi-detached house is really not our thing. Additionally, renovations by external companies in an occupied house are not feasible.

Now my question? Would buying a house be an option at current prices? Or rather a new build?
We might possibly have the opportunity to buy a plot of land. Unfortunately, I don’t know the exact prices.

In our area, house prices are about +/- 3300/sqm (outskirts of Nuremberg)

What do you say!?

I just took out my crystal ball. But it was refusing to work... Income? Expenses? Equity? Requirements for the new house? Land prices and availability of plots? Availability of existing properties? Financing desires? Value of the old house? Should the old house be sold or rented out? Completely renovated for a sale or sold as-is? ... Currently, my answer would be a very clear and loud "Maybe"

Clear yes and no is always good
For 350,000€ you get a house in Nuremberg, landscaping costs another 50-100k on top and then the land, from which you subtract the proceeds from your semi-detached house and see if you can finance it with your salary.

I don't have to live exactly in Nuremberg... Unfortunately, prices in and around Nuremberg are already outrageous, 300€/sqm is standard there...

Just saw an ad yesterday... 400k for a semi-detached house (90 sqm + 200 sqm land) in the Nuremberg suburbs from 1971.. Totally in need of renovation...
Makes zero sense to me... You definitely have to put in another 100k

Inventory is really very scarce with us and in my opinion not proportional at all....
I would estimate about 280-300k for our house... I have been observing the market for the last six months and similar properties have gone for more

300 for Nürnberg sounds rather cheap now? Would be 200k for a plot of land, so for a new build 600-700k € for a normal house - if you get 400 for the semi-detached house that sounds good. Practically, it is actually nearly impossible to get a plot of land in Nürnberg at this price, I would say.
