Please assess the following:
We have an ETICS of 5 cm. The facade was repainted in 2014.
I have never really looked closely at the facade, the color is great and the facade looks like new from a distance.
But now I was on the garage and noticed the following cracks (see pictures):
- Mini cracks in the grooves of the paint - actually all over the facade - barely visible
- some slightly longer cracks up to 0.4 meters (very thin) - these mainly extend above the garage over large parts of the facade.
- 2 vertical cracks from the garage. The latter are the only ones you can see, even if you are not standing on the garage, when you look closely. But these are also really very thin.
My question:
We have invested so much money in the house now and after the roof renovation were actually happy not to have to make any major investments for the next 20 years. Are these cracks in any way dangerous? In other words, can they damage the insulation?
I have read about the tapping test, but it doesn’t help because an ETICS apparently sounds hollow everywhere.
What I also noticed: there are small areas without ETICS on our facade, with the same color, and apart from these micro-cracks in the grooves of the paint, I found no cracks there. Could that be due to the ETICS?
I have read that a new facade with insulation costs 30-40 thousand and that if more than 10 percent repairs are needed, the entire facade has to be redone, and honestly, we have neither the desire nor the money for that... can you reassure us? We actually thought a facade just needs repainting and never has to be redone...
