Offer or calculation for a single-family house with wooden frame in order?

I can only tell you from experience that when building a house, you should always plan a healthy buffer of at least 10%.

15,000 for electrical materials, walls, and floors might be tight.

For the outdoor areas on a slope like yours, 10000 is a bit tight. The water needs to be diverted, possibly one, two, three more steps or a slope... Rainwater is a big issue. A concrete cistern already costs 5000 including installation and connection to the downspouts... 10000 is already reached just for paving work on the terrace and driveway... no tree has been planted yet, no hedge. I’m not even talking about the fence.

Seems too tight to me.

I am also missing:
- Drainage (house only, connections, piping), around 7 K
- Connections electricity, water, telephone - 6 - 8 K
- Foundation + soil carport: ?
- Entrance platform: 1 - 3 K
- Surveying 3 K
- etc.

Without "etc." already about 25 K are missing...
The rest at the beginning is also calculated very tightly if you are not a DIY superhero.

Somehow I am losing track here right now.

So we have a house that costs 220,000 euros and an additional budget of almost 100,000 euros left.

In the house, everything is finished except for
- Electrical (only material costs apply here, the rest is done by ourselves since father-in-law is an electrician)
- Floor coverings laminate/vinyl (tiles are done and included in the house price)
- Material for filling/spackling (planking has already been done by the provider)
- Kitchen (offer from the kitchen studio is available)

This means that for the interior the budget includes:

Kitchen = 12,500 euros
Material for filling/spackling = 2,500
Floor coverings = 100 sqm * 30 euros = 3,000 euros
Electrical (material) = 7,500 euros
Interior doors (according to carpenter’s offer including installation) = 3,500 euros

total = 29,000 euros for the interior

So 71,000 euros remain

Excavation work estimated = 20,000 euros
Concrete slab (offer received today) = 15,000 euros
Outdoor facilities (we want nice paving in front of the house and a terrace plus lawn behind the house) = 10,000 euros
Carport (double carport) including foundation = 8,000 euros
Surveying = 3,000 euros
Insurance = 500 euros
Connections (electricity, telephone, water, sewage) = 15,000 euros

total = 71,500 euros

According to our estimate, we are now at 71,500 euros, so minimally (500 euros) over budget.

Is this realistic as it is, or is something much too low or even too high?

Steffen, you will make it. The budget for the garden is too tight. You need 6000 more, and even then it’s not generous. But 7000 is enough for gas, water, electricity, telephone. Unless you have to dig very long trenches. The sewer connection will presumably be done by your [Tiefbauer], who is also building the foundation slab?
